To all property owners on La Canada Phase 2.
Within the very near future we as home owners of Phase 2 will be asked by Quara to form a community. This will be initiated by Quara calling a meeting to of all owners to elect Executive Officers for the Community, and to propose an Administrator to represent the Community.
My name is Jean Bevan and I reside permanently at No119, and I would like to put my name forward at that meeting for consideration as President.
I have been dealing with several issues within the community for some time, and during this period feel that I have gained the experience ,and the confidence to fulfil that role.
I firmly believe that any President of a Community should be a permanent resident, and, being a full time resident would give me a “hands on” approach and enable me to deal with things as they happen, rather than having to delegate that responsibility to another person if I were only here for 6 to 9 months of the year.
I have built up relations and communications with the people on the Community and I Jean Bevan am seeking your support to represent Phase 2, and, if you agree please indicate that support when you receive the notification of forming the community.
I know we have had various issues with Quara with regards to our own buildings, but
this is now about getting the Community formed and making sure we get it right!
I have been led to believe that Quara have already chosen the administrators
(Canovas) who they would like to set up the Community, but they are the very same company that Phase 1 had to dismiss due to their incompetence. Thus, we need to ensure we do not fall into the same trap.
I have it on good authority that Phase1 have a new administrator called OCSI whose priority is for the home owners, not the builders, and within a short space of time they have made a good impact within the community.
Prior to the appointment of OCSI as Administrator for Phase 1, the President made sure that this company was referenced checked with various urbanizations that have used them for up to 6 years.
I have also attended a meeting, on behalf of Phase 2, of the President’s Liaison Group. After the meeting I asked whether it would be more beneficial for Phase 2, to have the same Administrator as Phase 1, or to have a different one. The answer was categoric affirmative. This was on the basis that there would be no conflicts of interest and the whole development would all be singing from the same hymn sheet.
I also advised that we can not stop Quara calling the meeting and proposing Canovas ,but what we can do is ask for a vote on the constitution of the Community and refuse to vote them in, and, if there are sufficient of you prepared to agree to this course of action, arrange for our chosen administrators to take over who I believe can be allowed to wait outside, so it will not be a wasted journey for all.
I will try to keep you all informed as and when I have more information and I promise that I will do my utmost for the people of La Canada Phase 2.
Having spoken to Charlie Lindsey who again is a resident at No127, he is more than happy to have is name put forward for the role of Vice President and if you are happy for him to take this position then again please indicate your support.
There will be letters sent out to all home owners, but, it will be only one vote per household. If you are unable to attend the meeting, could you please sign the enclosed form that you will receive with the notification, thereby giving me your proxy vote and post it direct to.
