I am very sorry about giving you a more warnings but the situation and behaviour of Grupo Mirador claims for it.

Be aware the "Final Works Act" (deed) has not been registered in the Land Registry yet, so houses are still "under construction", from a legal point of view.

First Occupancy License (FOL) has not been asked yet, and no little time will pass until they get it granted (in the event it is), due to many irregularities occurred during the building process. 

An  arrest, seizure, "embargo" exists over some houses belonging the promotion (more than two millions of euros), Spanish Tax Authorities is the creditor. Has anybody a proof of the mentioned agreement with Tax Authorities they affirm they have?

Please, ask them for a copy of the Final Works Certificate and Act, ask them for a copy of a valid and not expired building permit, ask them for a copy of the "FOL" application, ask them for a copy of the agreement with Tax Authorities.

The aim of this message is not concerning you more than you are, I do not like to give bad news, indeed, I try to make you realise which is the real situation, for me, it is easy to understand and find out after many years dealing with Mirador and their way of doing.

We can not forget purchasers buying from someone different from Grupo Mirador, a "second seller/first buyer" as it is Mr. H. Melloul. Such an ilegal contract, this awful assignment of rights you signed... made by... I know the answer: "Palmera Properties S.L.".

Please, believe me when I tell you is a huge shame for me and honest colleagues, this disgusting, irregular and shameful image we are showing to the rest of the world.

I have seen postings on other developments suggesting the banks should get involved to try and achieve completion. This seems perfectly sensible to me. I presume that they have been lending large sums of money to the developers to get the development to the stage it is at. If this is the case they have already invested so much money in a development that is close to completion, with no imminent prospect of any returns. When there are hundreds of people happy to complete and take out the mortgage on the property, it seems a no-brainer that they should at least try and help the building companies to complete.

Perhaps there are just too many complications that the banks have no control of?

It's just a shame things aren't more transparent, because it all seems so farcical at the moment. It most likely needs Town Hall, or Government intervention, but this is not likely to happen. Is there ever going to be an end to this stalemate, and what is going to happen to all these partially built properties? Too frustrating!

We are staying in Benalmadena. Have been up to the site. Still no movement, and it looks exactly as it did last year at this time. Not looking good!
