Thanks FibbyUK. No I meant actual blocks 1 to 8 and each block has either 6 or 8 apartments, according to whether there are actual ground floor apartments or covered car spaces in each block. I haven't seen any of this but getting the info from my boyfriend. Can anybody add to this?

Hi
Has anybody got a confirmed date yet for signing el rincon phase 1? We had two dates in January for signing and both were cancelled. We are still waiting for another date.
We have not been told what the delay is. Has anybody any further info?

Our signing date in january was cancelled too. Solicitors are waiting for the builders to recieve a residency certificate from the town hall. This is due on the 13th feb, signings should be being re-arranged for after this date.

We were told by our agent that all the licences were arranged at the same time for all the apartments, it appears this is not the case as some people have already completed. Does anyone know (or could you find out when you complete) what the actual position is.
Thanks

Hello to everyone buying an apartment in El Rincon. We have a contract sign date for 30 March 2007 for phase 2 but judging from everyone's posts, it would seem more likely that this will be delayed and may be nearer to May / June time (just a guess). I know that we get a builders bank guarantee but can someone who has already signed confirm that the builders (Gomendio) have legally purchased the land & that it is indeed approved (urbanised) building land? I feel fairly confident that everything will be ok as the construction is in a well established location and I would think less likely to be "grabbed" and redeveloped or flattened because of illegal licencing activities.
Thanks.

Hi everyone,
I hope your purchases are going ok and that you will all be getting your completion dates soon.now.
I hope to get back to Spain in the next few weeks, so can give you some updated photos hopefully, as it all depends on an operation date that I am waiting for.
Some of you have asked if I knew anyone locally who does cleaning, handovers, key holding etc., and I promised I would get back with some contacts for you.
I have that info now, so if you would like to PM me, I will give you full details.
I can't display them on this forum as Justin won't allow commercial adverts which is quite correct.
Kind regards

Well just got back tonight. Was meant to pass contracts on Wed and guess what - after the builder had arranged to meet my bank manager and lawyer at Notary at St Pedro de Pinatar for the third time .... they waited for him for 3 hours they were there at 10 a.m. they left at 1p.m. after being spoken to rudely by notary - then the builder phoned lawyer at 2 p.m. and asked where he was!!!! So still not paid and still I have no keys - total wasted journey - all blaming each other and now builder demanding signed documents from Madrid - never experienced this with our last property 4 years ago - watch this space! So disappointed

We have chased both our solicitor and parador and neither can give us another signing date. Apparently the builder is sending letters to purchasers re the problems but we have not received anything!
We were in Spain last weekend (originally because we were hoping to sign) and went to look at the Apratment block. Everything looks good but we could see no sign that anybody has moved in yet.
If anybody does get a revised signing date please let us know.
Champagne is still on ice!!!

Thanks and good luck to all those that are still waiting to complete.

We have received a letter the the builder today. It refers to a previous letter that we never received, this apparantly explained the reason for the delay. The letter (dated 29th Jan) states that an inspection has been scheduled and they should be able to grant the living permits that will allow the act of signing the deeds. This will hopefully only take a few weeks but no dates are specified. This message was last edited by davea3 on 2/6/2007.

All,
Hello- This is my first post after stubbling across this site today.
We, like many of you are ment to be buying an appartment in El Rincon from Gomendio (bunch of muppets).
I've skimmed through some of the posts and braodly speaking it seems we are in the same situation:
Sent letters in Dec 06 (i think) from the builder with English translations asking us to select a signing date with a Notary. Dates covered January and Feb 07. We had to reply within 20 days and choose 15th Feb.
Like many of you we made all travel, car hire and accommodation arrangement in advance. A couple of weeks ago there was some confusion as the builder had apparently said we couldn't complete to our solicitors. Our daft solicitor then sent us a message saying there was a problem which ment we couldn't complete until AFTER the 13th Feb. We replied back saying that our signing WAS after the 13th Feb. Then the solicitor confirmed all was ok.
Soon after when I contacted my solicitor again to make sure all was OK, I was told that completion was not possible. The reason being was that the town hall had not provided the habitation certificate.
This really gets my goat as it seems clear that Gomendio has got everyone to make their arrangements knowing full well that they don't have the documents in place to actually complete! I raised this with some person in the Madrid office (Mr Jose Maria Coleno) only to be spoken to like I was some 10 year-old. He claims that the letter sent last year was to arrange a "preview" and not necessarily a signing. I've pointed out THEIR English translation doesn't even mention the word "preview". Of course Gomendio accepts NO responsibility whatsoever and refuse to compensate our expenses.
Very frustrated. Flying out to inspect anyway tomorrow.

Sorry can't help regarding phase 1, however I did receive a letter today from our agent stating our apartment in phase 2 is almost ready, just needs painting and tidying (I'm sure there will be other stuff to do) the pool base is in, so not bad considering the original completion was set for July 2007. I suppose if we experience the delays with the license that some of you guys have on phase 1 then July may still be a possibility. Not long though and we'll all be neighbours bumping into each pther in IKEA !
