As completion is getting near, but we don't have an exact date yet...
We are planning to come over and check things out and think about furniture etc.
Is anyone else at this stage? We think we will have to bring lilos and sleep on the floor until some beds can be delivered... Maybe there will be lots of us all doing the same?
We look forward to meeting our new neighbours - hope we can all celebrate with a glass or two of sangria!
Please reply if you can - it will help to know there is someone else out there.
Carol

Hi fellow purchasers,
We are also hoping to complete shortly. We have everything in place and just waiting for the word to allow us to carry out a snagging inspection. We are generally pleased with quality of construction and progress but recognise that there may be some delay in legal completion especially connected to the necessary paperwork from the Ayuntamiento de Mijas.
However we are looking forward to meeting new friends and neighbours We are not occupying on a permanent basis nor are we letting commercially. We have owned a property on the nearby Cerros del Aguila urbanisation since 82 but sold to purchase a modern construction off plan.
Best wishes
Brian and jackie

We returned from Spain on Friday 26th Jan. Went to see the apartments twice and saw huge changes from when we went in September.
The pool is finished and is huge!! The roads and paths are completed and the landscaping is underway. We do have some photos so if you would like a look please email me.

Hi
I'm Jan and my husband is Steve and we are looking forward to seeing our apartment. We were last out there in August and are going back on 25th Feb. We were hoping to have completed by then, and the plan was to be sorting the place out ready to rent. We have also booked flights for easter for ourselves for a weeks holiday with the children. Has anyone had any more information re completion dates?

We have been informed by our lawyers that the apartments are complete but we are still waiting for the habitation licence which they cannot give us any date as to when this could be. Starting to get a bit stressed as the boys are due to start school on the 17th April!!

Hi katie and Steve,
We also understand that the apartments are physically complete but we have not been notfied by the developer. As soon as we hear then we will arrange a snagging inspection in order that any outstanding or unsatisfactory work can be attended to . Hopefully this will avoid further delay when the habitacion certificates are finally issued. This must be a worrying time for you with the new school term fast approaching. Unfortunately it is all too common in Spain for delay caused by lack of habitation certificate. It is often beyond the best efforts of the developer to motivate the Ayuntamiento!

Hi everyone
We're here in Spain at the moment and have had another look at the apartment, been around the golf course etc. everything is looking good, but we don´t understand how they could be granted a licence at this time, since a lot of the landscaping and fencing hasn´t been completed. The temporary clubhouse is due to be finished 'in a couple of weeks', but no-one can confirm when the full 18 holes will be playable. Sound like the permissions are dependant upon the outcome of the local elections here in May. We'll post some photos on the web when we get back.

Hi Folkes,
Has anyone news of the likely date for the issue of the License of First Occupation? We are being told it could be 'months' away which is disapointing after the good progress with construction.

Hi all
We're back in the UK now. Photos of the development can be viewed at: http://www.rentanapartment.com.
On our last day we spoke to Daniel - director(?) of the promotion company who confirmed to us that the Architect had signed off on the development and that they were now awaiting the paperwork and final inspection from the local planning office, the last thing before granting the licence. He was adamant that we would be able to complete before the end of March, but we can't get any more info to confirm progress. The first 9 holes of the course should be playable as of now.

Hi there,
I was in contact with our Lawyers in Spain today and she has contacted the Town Hall who have said it will be between 1 and a half and 2 months before they issue the licence. So yet again its a case of waiting!!

Hi Katie and Steve,
Re the 'Licence' this timescale is as I have been told. Frustrating to say the least!

Hi All,
Introduction: Patrick and Ute, number 53 CDA.
We visited CDA at Easter and looked around our new apartment and the Golf Resort. We were told that the License of Habitation was "probably due at the end of April". But then again, as you all know, we were told the same during March.
Although I believe the LDH will be issued in the next month or two, there is still a lot of work to be done on the whole of CDA to bring the place up to the level where you can call it a Golf Resort, i.e. proper clubhouse with facilities, on-site hotel, full 18-hole green, full landscaping. So Grupo C will be around for some time to come.
Patience....
Patrick

Hi Patrick, we went out to site just before Easter. Just so you and others know, according to Daniel, the development has been inspected by the local officials, but Grupo C had to make a second application regarding the low fence now skirting the edge of the embankment, putting back the grant of the habitacion licence 'by 30 days'.
We also asked him about the course and the hotel, etc. The course will remain a 9 hole course for at least the next 2 years - it will take that long for the relevant permissions to be granted and the remaining 9 holes to be built. The hotel doesn't look like it is going to go ahead as proposed. Apparently a new 200 bed hotel has been approved at the racetrack and negotiations on building the CDA hotel have stalled as a result. They haven't ruled it out, but ambitions in this area look like they are being scaled down. The temporary clubhouse/restaurant was more or less completed on our last day. The promoters are staying on site permanently, based at the main clubhouse when it is finished.
Overall though, we think things are still looking good for the future of the site.

Thanks for the update, Madeleine.
I estimated about 18 months more work on the course when I was on the site at Easter, but then again I did not factor in the time needed for Spanish burocracy to process the various applications. Pity about the hotel, that looked promising. But I am sure that Grupo C will achieve some kind of a compromise, after all they are in business to make a long-term profit.
All the best,
Patrick

Hello Brian, Jackie,Jan,Steve,Katie,Steve,Caroline, Patrick,
Seeing as I started this chat chain back in January - I had forgotten to look at it again until now! Well at least there are several of us in the same boat! All waiting around to go and get a sun tan.
We have a garden area and wonder if it will be made safe for children to play in (also near the pool! Has anyone seen low fences or walling for instance? Maybe this is something the community has to decide later?
Does anyone know how the community is set up, who makes descisions and what the community charge might be?
We are ready at this end, but we feel very green about the process of snagging, cleaning before occupation, buying our furniture and fittings etc. So if anyone has tips please do post them.
Perhaps we could meet at sime stage when we are all told that completion is due - then we can all get the same info and if there are issues to sort out, then we have strength in numbers??
I suppose we should use this forum to communicate the timing - as we hear more.
Look forward to hearing from you all,
Carol and Eric

Hi Carol and Eric,
We are just awaiting the licence to be issued then we can get sorted but we still don't have any idea of when this is likely to happen. Regarding snagging, whist I am a Chartered Building Surveyor I decided not to fly out to do my own inspection. Instead I contacted a surveyor called Philip Nott info@propertysi.com web site www.propertysi.com He provided a report in Spanish and English together with digital photographs for a reasonable fee and also sent copies to the Developers and my Spanish lawyer. We have arranged a partial furniture package through a Spanish lady called Lola Galvin who furnished the show flat . We have found her to be very helpful and if you wish to contact her then here-mail is info@mobile-dis.com web site www.mobile-dis.com We have not investigated the set up of the community as yet. We would be pleased to meet up with you at some time. Hope this is of some help.
Kind regards
Brian

My name is Chris and my wife (Jackie) and I are soon to complete on our flat in Los Iris. We were concerned about the full development of the 18-hole golf course, as this was one of the main resaons we bought into this particular development. Without the full "18" the apartments, to my mind, have a lower value in terms of resale and rentability, and certainly do not comply with my ambitions to use the flat for entertaining of 'golf-serious' business clients. I will continue to investigate regarding the proposed timescale for completion of the course but, in the meantime, for those who are interested, the following is the initial reply I have received from Golf Director Lorenzo Civiero at Grupo C:
"Regarding your concerns about the golf course, I asure you that there is no one more interested than us to have the other nine holes finished as soon as possiable. However, unfortunately this is no longer in our hands but in those of the Town Hall and of the Junta de Andalucia. The town hall, has still not presented the new infrastructure planning for the Municipality, (with in which there is the request for the permits for the development of the other nine holes and the rest of the other development) this new plan was supposed to be presented last year, and to this day is still not presented because of the bad work of the Town Hall. This has been agravated by the fact that the Mayor of the Town Hall has been removed from office last week.
Rest assured that we are doing all we can to make things go forward, but unfortunately it is out of our hands. As soon as we have some new news on the matter we will inform you."
