Hi,

I am due to complete on La Isla at the end of August 09. Could someone please let me know what process I can expect to happen right through to completion. I have a Spanish bank account in place and the money is good to go but what else do I need to prepare myself for?

NI Number - I sent an application form for a NI number back to Polaris almost 8 weeks ago and since then I have heard nothing. Is this usually a quick process?

Utilities - both water and electic. Does my solicitor get things moving with these to get them connected?

Insurance - buildings and contents - I will arrange through my bank Cajamurcia. Unless anyone has any other suggestions?

Snagging - any suggestions? I want to ensure I have a reputable company do this who are both qualified and insured? I do not want to be introduced to any potential companies who are taking back handers from Polaris.

What usually happens with the contract signing and land registration, etc? Is this a pretty quick process?

I need all this to be done within around 4 / 5 days due to work commitments. Is this achievable?

Have I missed anything from the list?

Hi Mark,

We can only tell  you about our experiences which may be different to others, but here goes.

NIE numbers. Our solicitor got ours for us.

Utilities. We are in block 2 penthouses and so far the utilities haven't been connected yet and we are still using builder's supply.

Insurance. We too used our bank Lloyds tsb spain, which we thought was quite reasonable.

Snagging. Snagitmurcia did our snagging and we had no complaints.

We gave our solicitor power of attourney to complete on our behalf. This was because our completion date changed from November to February because the Habitation Certificate wasn't ready, and it was easier for us just to let the solicitor get on with it when the Hab Cert came through. Personally, we felt this was the most painless way to do it and saved us sitting for hours in the Notary's office, which seems to be the case if you go over to complete.

Hi Mark,

I would suggest being there in person for the initial snagging appointment or at least choose very ,very carefully.

I used the same snagging company as  previously mentioned and In my view I may as well as set fire to 250Euro for all the good they did!

Some on site keyholders now offer snagging and this may be worth exploring as they live in thses apartments and are familiar with the main issues.

NIE numbers - you can't do anything without this and you have to attend the police station yourself to get it as far as I am aware for I/D purposes. Best way is through Polaris, we did ours the day before we completed and it was very easy with the Polaris guide.

Habitation Certificate - if you are not prepared to complete without this then forget completing in August. We completed on our Penthouse in December without the HC and there is still no sign of it yet. This is not a problem to me as we did not have a mortgage but many banks will insist upon it if you do. If you do need it then get Polaris to move now and confirm that it has been issued or your completion date will be a wasted journey.

Utilities - no sign of connection for us in block 11 of penthouses - I am certainly not pushing as the water and electricity is free under the builders supply - the air con is getting a good bashing at the moment!

Snagging - do it yourself would be my advice if you have an eye for detail. Take a torch with you as there will be no lighting in your apartment and checking for tile cracks in a bathroom wth no windows is impssible as we found out.

I was over at CDA until this Thursday last and the ISLA looks great and you will be delighted with your property and the effort in attending to complete and snag all in one visit to Spain is all part of the excitement for what is a major commitment in most people's lives.

Just to agree that I wouldn't use smag it murcia agian, we used them 4 ours but was complete waste of money, they missed loads of little things and could have done better myself!

Yes, I would agree to be present for the snagging. We were able to do the snagging with Snagitmurcia in November, so that most of the snagging issues were cleared up by the time we completed in February. We arrangewd to go over to complete in November, but were unable to go out in February when the Hab Cert was ready, so we felt that the if the solictor did the completion for us then it gave us more time to shop and enjoy the apartment when we were finally able to go over in March. Not being present for the completion certainly didn't take away the excitement of  our major commitment!!

Just a quick note on utilities,

we completed in june 08 and our utilities were connected in april 09 , no worries from us as it keeps the bills away and if your not in a hurry to start receiving those well just relax and enjoy the freebies.

you may need to contact polaris to make sure the builders electric and water are on before arriving for a holiday as they sometimes turn them off when people are not there.

 If you are doing it through Polaris contact the completions department.  They will choreograph your NIE day , Snagging day and Completion day on the week of your given completion date.

NIE: We arrived at Polaris HQ and were driven to Murcia City to collect the NIE in person.  They have done all the work and you basically jump the long queue to collect on the day.

Utilities:  On you completion papers you tick an option on who you want to organise connection of utilities.  Polaris, your Solicitor or yourself.

COH: Ours arrived on the morning of completion.  If you have a mortgage you may not be able to complete without it.

Snagging:  We used a company but I am still finding faults a year later.  Polaris respond quickly to each fault and repair.

Big tip is to get the name of someone in completions who is dealing with your case and keep in touch.  Our date was changed  after we had booked flights and that was a hassle.
