Hi

We wanted to know if there are any people out there who have purchased a property on The El Trampolin developmet (just off  the C3319) near Balsicas?

We signed our contract in October 2004 in Phase 1 and the villa is now finished. However we are still waiting for the paperwork to be legalised and we are not able to complete.

I have made a couple of posts on the message board for the developers other site at Trampolin Hills before this message board was available.

Would like to hear from any other buyers!

Hello, we have just found this website after reading the supplement in the Travel section of the Saturday Telegraph. Have looked at the postings on the Trampolin Hills site and are a bit anxious about the lack of paperwork to support the development.We have paid 50% up front on a Utera- plot 10, paid the last portion in Dec 2005 for completion in Dec 2006. We are going out there in October to have a look again and ask some questions before we complete. If they do not have planning permisison yet, then we will not be able to obtain a mortgage for the remainder. We do have bank guarantees for the deposit but will be very disappointed if the development is n ot finshed on time. We are Lynda and Zain Abedin from the Midlands and will be pleased to hear from anyone who knows anything further about this early phase of the development.

I think it would be very useful to share what ever information we can. I assume you are also buying on phase one? Have you seen your property since it was finished? Ours was finished about 18 months ago and we have visited the site every couple of months to keep an eye on progress! We have got to know some of the residents and each time we visit, we learn a little bit more about what is happening. We have just got rid of our solicitor who didnt find out anything for us. We have done most of the work ourselves and it has been a very steep learning curve. We have to get a new solicitor now. Is your solicitor good? I have heard of other people using them but not on El Trampolin.

When we bought in October 2004, outline planning permission had already been granted and the developer was (and still is) waiting for full planning permission. There is still no official license to build the houses and at the moment they are still illegal dwellings. About half the villas are now occupied but all these people are cash buyers who have been able to complete because they have paid the developer in cash. These houses are still illegal and the owners do not have any deeds or legal paperwork. They cannot access mains water and electricity and they are all using builders supply for electricity and tanks for water. I suppose the bonus is you have free electricity/water and dont have to pay community taxes until the site is legalised. 

Some people who have got fed up of waiting have raised the money in other ways back in the UK and completed with cash.We were 'promised' by the developer that paperwork would be ready by Christmas 2005 and now it is Christmas 2006. The reality is no one knows when it will come.

What is your situation in terms of completing etc? and who is you rep at the site?

We dont have an agent as we bought direct. I think the agents should help you as much as possible to help you (one agent we know was offered 36,000 Euros commission if he introduced a buyer on this development) and if you read the posts on The Trampolin Hills message board, they are being offered gifts such as sell one, get one free for yourself!

We were supposedly phase 11 on the El Trampolin site. Our solicitor was recommended by the agents, Spanish Property Guide, so how independent they are remains to be seen. The solicitor did not point out the lack of defined palnning permission and when we read our contract in reptropsect it all seems to be in favour of Solera SL. I did challenge the solicitor last Novemeber and had some very nasty e-mails from them, but as we were at the apparent point of no return we went ahead anyway.We could raise capital here to complete but I think we need to meet with Alvaro from mamre nostrum and review our situation. I do not think they will be denied planning permisison in the end as the two develpments are huge and will bring a lock of revenue and cudos to a totally under-developed area. My suspicion is that it will depend on how much money changes hands and with whom in the Town Hall.
