Hi Dringman,

My dad was interested in buying here as he loves Polaris and thinks will be great investment but he ended up buying one of the newly released Penthouse blocks on Terrazes de la Torre. Still Polaris but bigger spaces and terraces and front line golf !! The price is only 16,000 euro more than jardines but much better apartments I think.

And he got a cashback deal from an agent too!

Happy days - good luck with your trip and i hope you buy but make sure you consider the Penthouses!

Stayed on Mar Menor  Polaris for a week  , staff really friendly good services We had a look at a penthouse on La Torre  really nice, I like the ground floor  idea  because  no lifts , golfers can get carts in easy  you can sit on patio and kids play in gardens with safety etc . Tempted to buy 2 bed flat above  . Some people have ideas to convert to 5 bed 2 bath semi with patio gardens  terrace  solarium etc . Love Murcia saw the site at Condado de Alhama . They are building new roads now  that will improve coast access and then fast route across Murcia from Costa Blanca to Almeria . Peolple selling in Costa Blanca to move to Murcia , I think once Jardines de Alhama is sold its going to be hard to find anything at this price.

 

Rented villa from Nadia at www.eachproperty.com  small firm   Nadia,Sarah and Manuel  is their local contact . they have properties to rent as well as being agents . No pressure types just help you out.

Hi there,

I have just put a deposit on a 3 bed apt in the Jardines, we are going out next week to see what its all about.  It looks great from the brochures and internet but I have been researching the costs involved etc and am a bit dubious about the market in Spain.  You have probably been through all of the pros and cons of this project so you may be able to shed some light on it all, do you think these properties will appreciate ? I would like to think I could sell it on in 5 years time if I bore of coming to the same place.  What are the maintenance, community costs involved ? Also would you be able to recommend an independant English speaking lawyer to speak with ?

hi Lysa,

I think you have done a good thing and am sure you'll be happy when you see it. Community costs are projected to be 70 - 90 euro per month for this type of property, which is not inconsiderable but you benefit from a huge amount of services for that; incl 24hr patrolling security, swimming pool maintenance, landscape gardeners, etc

Also I think that they will appreciate well over time - for that price (probably 132,000 euro?) all you can get is a pretty crummy flat in a crummy local town. If you wait to sell for a few years after the site or stage is completed you will do better.

I can help you with an english speaking spanish solicitor, but the one i and my family use is based in Almeria. Probably you want one in Mazarron or Murcia region (although not vital!). Let me know if you want their details otherwise i'm sure someone else on this site can help you better.

Hi,

I have been doing some research on the web and from the feedback I have received there seems to be a lot of costs involved in maintaining these properties on an annual basis - IBI, rubbish, income and wealth, water, electricity, cleaning, community and maintenance charges, does anyone know what these charges come to on average ?

hi there

my mum and I are thinking of buying a polaris property in murcia region, would anyone recomend any particular property ? jardines de alhama seems the cheapest, we just want cheap and cheerful

also are there hidden costs ?

does anyone know if the site has planning permission yet ?

Hi there,

Regarding extra costs - IBI is like the council tax, im not sure what it will be in Murcia but in Almeria a biggish 3 bed townhouse pays about £200  per year. Should be less for a smaller place.

Rubbish collection (Basura) is included in the Polaris community charge.

Water, Electric is very cheap in Spain - not sure of figures and is metered anyway so would depend on your usage.

Cleaning again depends on who you use - Polaris will do it (current price) at 14.25 euro per hour but you could use a private contractor for less - I have one for 9 euros per hour.

Community charges are estimates until the residence association is in place but I would guess at about 70 euros (again depending on size and type of property) per month for all the green areas, pool maintenance, lifts, communal areas, security, etc. 

Site does have full planning permission.

Polaris called to say  earth being moved  and all approval is in . Should get official starting date within month. If anyone going soon could they post pics on site

We returned from a Polaris trip on Sunday 18th March. We were taken out to the site and it is true earth is being moved and there are a fair number of construction vehicles on site, lots of sand and a vague shape to some areas. we have placed a deposit on a 2bed apart ment about half way up the Jardines development and are advised completion will be lart 2008.  Information looks good, Polaris agent was excellent. Intercontinental Hotel also excellent, quality looks good as well. Husband looking forward to the golf! Will try to post some pictures later today.
