hi marc  and lynda

I was out there in January I visited el TRAMPOLIN SITE  and I knocked on random doors and spoke to residents.

Most people are very happy it seems as is the case in life that the most unhappy people are the most voiciferous.

The site is legal it has  waste collections by the council , street  lighting by the council and all the street numbers were put up by the council. If  YOU listen to the scaremongering of a few  unhappy residents and would be residents then you will become a liitle worried. I was , so I went out and spoke to people there I am now not worried and in fact Iam 100% confident all will be well later than originally told but so what.

I am living in Scotland on  a new housing development by  a large UK house builder He was late handingover 90% of the houses here and again you had many voiciferous malcontents critical of everything the builder did. The fact is I am happy with my home and so are 95% of residents but you still get the malcontents, thats life.

The people I spoke to in spain were delighted with the quality of the houses and they have no complaints with the builder. The say that in Spain it always takes ages to get paperwork through.

If you consider the number of developments ongoing in Murcia it must be hectic in the council  Offices just now so tranquill as the Spanish say.

I also visited twice the Trampolin hills development two weeks apart and I could see progress on the groundworks being made.

My understanding is that grupo trampolin have 5 out of six licences they require and they will start the construction of the buildings when the sixth one comes through. I was told that MAR/APR NEXT YEAR FOR PHASE ONE.

One day we can have a beer together in the clubhouse in the sunshine so stop worrying and look forward to the sunny days ahead.

The problem is exactly this six license that will not be aprobbed because une judge had denegation of it and it is inapelable , i talk with many buffetes in Murcia olso in Campos del Rio and the notice will be when it will be included in the next Boe.

Thats why nothing progress and they dont open new offices in Spain , abroad all is diferent for the distance.

Be more careful and intent to get your money back. They are selling now at ridicolous prices , much more less than one year ago.

I m out of the project looking for something with POlaris World

Hi

I just wanted to say that we are buying on El Trampolin and the site is not legal yet. Waste collection is paid for by the developer who is also providing electricity to the whole site.

We cannot move into our property because we are not cash buyers and we are waiting for the legal papers so we can get a mortgage on the property. The people who have moved in so far are all cash buyers (or paid for most in cash) and the developer has given them keys and allowed them to move in. However, the properies are not legal and do not have individual deeds. Our villa has been finished and stood empty for one year now. If you look around the site, about 50% of finished villas are still empty because as illegal properties, you cannot get any deeds which prevents from you from getting a mortgage.

On a positive note, the land is currently being broken up into individual plots by a notary in Murcia so that indivdual escrituras can be prepared. When each property has its own deeds the developer can request the Town Hall to grant the license of first occupation. Only at this stage can the property be lived in legally and you can then apply to the electricity and water companies for your own supply. We are hoping that our deeds may be prepared in the next few months.

i was living for two weeks in a town house in Quesada in January  and THE BUILDERS WERE  in control of the elictricidad, it was their supply. The site was legal , our friends who owned the house  had a mortgage on it , and yet the water  and electricity was the  builders supply. Too many people complain about things they know nothing about and assume too much information  and you know what assume does dont  you ?

I believe  that the Trampolin hills development is a good one  I reckon that when the day dawns we will say what a good investment  and I wish  I could beat  the wee man at golf . if YOU CAN  I will buy you a drink in the bar with much  pleasure. If not then I hope you will return the compliment.

Re gerrybolans letter of 2nd Feb I have to correct him and am sorry he didn't knock on my door or I could have put him right on some of his statements. The site is NOT legal and Solera are yet to have one that is. the refuse collection is by private contractors the electricity is on and offand so is the water. Some people who bought early and bought their land have just(Thurs) gone to the notary in Murcia to sign papers so they can get their escrituras issued for their land only. Surprisingly Javier the Solera Solicitor said last year that a Solicitor in Cartagena had escrituras ready for issue end Dec. Now it is End Feb(but what year?) and since some are only getting their land papers in 2 months time where are we?

I don't think they will start up on THills until they are off the site here. I should mention those who went to Murcia were shown plans of the site which did NOT include the vile flats they are building here  Regards and best wishes to all Exile
