Dear Ian,
Find attached latest e-mail that I've forwarded to Stephanie, who has taken over from Debbie as Majestic coordinator. I head-up a group of owners (21) at Majestic Gardens Ph 1 and we have become increasing concerned about the ability of Majestic Developments to complete Gardens Phase 1. I have asked my solicitor to provide us with a cost for a credit rating of the company; including financial performance, details of the principles and other directors, payment trends of the company, together with other information that might be useful to establish the liquidity of Majestic.
Bob Warburton is visiting Spain next week and is looking to meet with Majestic to discuss our concerns. On his return he will report back to us with his assessment.
If you can contact me with your e-mail addrs, block and apartment number, then I will ensure that you are included in future communications with the group.
Regards Terry Lovelock
Hi Stephanie,
We welcome you on-board and look forward to meeting up with you in the future.
You will know that I represent a group of owners at Majestic Gardens Phase 1. The long wait for completion of the development (now 3 years); including building works, landscaping, snagging, re-instatement of external pools leads us to believe there is no management on-site with responsibility for timely progress of building works and site activities.
We were promised completion of the whole site by end September 2006; we are now told that the landscaping will not start until end September or early October. Blocks 7 and 8 were due completion end July, but to date we've had no forecast. Blocks 1 & 2 will not meet final approval until mid October 2006. The only consistency we’ve had is a continual slippage of the timeline.
We are aware, that Gardens Phase 2 has more resource on site than Phase 1 and we fail to understand the reasons for this, taking into account that Phase 1 should complete before Phase 2.
We need to better understand your plans for monitoring and control of the outstanding work, resourcing, delivery and handover of the blocks and site to the owners at completion. The group are concerned that the site will not be finished to there total satisfaction and remedial work to the blocks will not be properly undertaken, with quality workmanship and materials.
We were also promised a revised site plan that shows the re-instated external pools, the security fencing and indoor pool, position of the security huts and the green zones that Majestic will landscape.
The reasons for Debbie leaving the company would also be appreciated.
We look forward to hearing from you.
Regards Terry
