Hi,
We have just returned from a visit to Zafiro. Everything looks well on its way but road, pavement, swimming pool and garden are not finished yet. The garden, what is there already, is looking very impressive and the whole development is going to look stunning.
In the apartment virtually everyting is finished but there is a lot of touching up and cleaning to do; we came away covered in sand and dust! I expect, but that is only guessing, it will all be ready before the year is out.
The building works beyond Zafiro on our road has about another year to go I reckon.
Anyone else been out recently or going soon?
Thea

Hi everyone!
We are in C block - good to know we are not alone.
We visited earlier this week, thinking it would be ready. It looked just about finished.
Took a train to Seville and had a great couple of days. Like the tapas.
Does anyone have any thoughts about the mortgage that we can take over from the developer?

hi kevin
ive heard that the developers mortgage is good as it will be a lot cheaper but u wont be able to use the mortgage to pay your taxes with i.e. if u bought property for 150000 payed ur 30% deposit at the beginning your left with 105000 aprox plus16% taxes/fees on top the developer will only give you the 105000 mortgage. the best person to talk to will be your lawyer he may even be able to find you a mortgage thats best suited to your financial sercustances ie remortgage so property revalued you get to draw out more money to pay your taxes theirs also 70%/80% mortgages interest only fixed for a period of time1 to 2 or 5 years.etc
ps my mortgage advisor in spain is chris norman at europamortgages malaga
all the best tim
ps im off to spain tomorrow to see whats happening

Hi everyone,
I have just discovered this forum for our community. We bought in Block B back in 2008.
It's a great idea having somewhere where we can all communicate as a complex. It'd be great if anyone that lives full time on Zafiro could perhaps tell people about this forum and give them the link perhaps - just a thought.
Have you all been receiving by email the details for the next AGM that Murex will be holding (28th Jan 2014) ? If not then make contact with them by emailing communidades at murex dot es they are very helpful ("at" is the @ sign dot is the . ) - the pack contains a list of expenses and budgets etc plus also the list of everyone that owes money to the community - it seems that some owners have never paid - the balances are so high ! ....anyway it also details about how legal action is being taken against owners because we as a community will end up being bust ......I've often wondered if owners even know that a Direct Debit should have been set up - most probably assumed the lawyers did it for them after all how can you go over 5 years without thinking you need to make a contribution .....anyway....
Also I have been paying the IBI and Basura taxes via email and direct bank transfer - here is the email address to send to to ask for the details - I picked up a leaflet in the Tenencia in La Cala last time I was there ( I had to ask for it because I was sick of being fined EUR 50 each time i missed a year) ...this year just gone (2013) was the first time I paid without being in Spain. I emailed them and asked them to provide me with the invoice and then i emailed them a confirmation of the payment....I paid the Basura (rubbish) first because it was a small amount to test the process (they email you a receipt) and it worked ...so then I paid the IBI too... much more efficient than having to be in Spain and queuing up etc....here is their email address recaudacion.lacala "at" mijas dot es ("at" is the @ sign dot is the . ) I gave them my NIE number and my address in Spain etc and they came back within a day or two.
Hopefully people still read this forum....
Happy New Year all !
Mark
