hi everyone

just come across this site . we've just bought apartment in feb 07 .in block 2 (phase 1)been advised it may be sept when apartments are finally available . just wanted to check what others had been told re fully furnished . some websites state apartments come with everything including crockery, cutlery , glasses etc but we were told these werent provided.

Hi

We have just bought one of the 2 bed semi detatched houses on phase 1 and yes I think you are right it does not come with everything you still are going to need to throw a few more quid at it to purchase the bare essentials (crockery etc),dont forget the cork screw and bottle opener,this must be your priority. 

We have been told some time in June for completion with July being the very latest because the building contractors have the full month off in August as it is too hot.

I have been out there twice in the last month and they seem to be on track for June,however I know nothing about the construction Industry so who knows it could be 2008!

Hi there - Re the fully furnished I must admit we do not have the definitive answer either.  We were told it came with everything as seen in the show room (which would indicate cutlery and glasses etc, and we  do know that we have a couple of light fittings to buy.  However nearer completion we believe that the company who are supplying the package by the name of Eco Mueble (i think they are located in Turre) will send us details of their supply and also offer us additional furniture to match existing if required.  There is also a possibility of "opting out" of some pieces of furniture and buying alternatives (obviously at cost!)

Ikea seems very popular in most rentals for the extras - there is a huge one in Cartagena apparently and is much cheaper  than the ones in Britain.

Hi,

You bought what you have signed and to know what it is included in the price you must refer to the Quality report given at sign of the contract off plan.

I reserved an apt. in phase 2 last May and they showed me one in phase 1, it did not include any kitchen ware at all. Quality Report said it is included in the kitchen: cabinets, sink, worktops, list of appliances (no brand or model but colour), so they can install the worst and they will be doing right.

When it comes to the furnished of the home it is even more general as it said: “Completely furnished home. Curtains or roller blinds in living room, bedrooms and kitchen”

 

Now, you work it out what is a “completely furnished home”. As an example to me it could be a fully furnished home the furniture of the terraces, but not for them or 6 chairs instead of 4 and so on… The commercial told me it includes chairs, tables, couch and bed? Not sure about mattresses’, bed linen, bathroom hangers…

 

Whatever the case, my point is that, this quality reports it is so important that all buyers should have one in their hands and if not, please ask for it, it is your right. According the Association of Promoters and builders of Spain, this report has to be given free to the customer and must specify all materials and contents included with model and series. They said that buyers should not be content with vague and general descriptions and must demand this to the promoter.

I do not want to put you down (future neighbours in phase 1), but those of phase 2, please ask for fully description of what exactly you are paying for and you won’t have to be disappointed  in future.

Hi

With reference to Baila54's reply,  He probably has the upper hand when talking to the builders as he appears to be spanish and does not have the language limitations  that we have.  We do  agree that the paperwork should have been available when we first bought, but at the time of reservation there was no paperwork  to be seen and no show room.  Since then we have sent emails several times to our builders Key Mur who never bothered  to reply.  However, since Key Mare took over, everything has seemed that much more professional, paperwork is now flying around left right and centre and they are in charge of selling phase 2.

We had our inspection visit and were given a copy of the furniture details straight away. (if you want copy post private reply and we will send)  For those that have not yet seen it, it includes Kitchen appliances, dishwasher, fridge freezer, hob and washing machine.  Living room - dining table, 4 chairs, sideboard, coffee table and sofa.  No terrace furniture (shame!)  1 double bed, mattress, bolster billow and cover for the bed and 2 side tables,   2nd bedroom, 2 singles (135cm) mattresses, pillows. covers headboards and side table , bathroom basically what you expect  there is a mirror and shower fittings (no shower curtain and pole)   - No electrical kitchen fittings, no glasses, no plates etc etc

All rooms have curtain tracks and curtains or blinds depending (although curtains weren't up in order to keep clean)

With regard to light fittings , initially we were led to believe that there would be one in the bath room and one in the lounge, on top of that  expect to buy now  all the outside lights (there is one light between patio doors)on the terrace but wires for a further two,   There are two more to more to buy for the lounge, one in the bathroom (although there are two spots over mirror) , one more light  to buy for the  the kitchen and the utility and an extra outside light by  the front door (from what we can remember) none in the bedrooms as spot lights included.

Those buying apartments, air conn is in lounge and bedroom and pre-wired in bedroom 2,  all compressors for the air conn apparently are on the roof,  therefore you will see no units in the utlity area.  Apparently if you want to purchase for the bedroom you just have to link  into the existing wiring and no additional units need to be bought for the roof.   This is all verbal information from the rep from Key Mares customer satisfaction team

I am  quite pleased that I have some buying to do - all part of the adventure - (credit card will possibly disagree!)

We did get a specification with our contract and your description fits with it pretty exactly - how was the general finish of the common areas and the rest of the development & and were you happy with the overall quality?

I am happy for you. Yes, I am interested in your building book (I did PM). Probably I did not explain myself clear enough, it is exactly just after the time of reserve, when you sign your contract with them when all this info should be given to you otherwise how can you do any claim? (if needed) There are many builders that do construction without the right licences and many demands just because the builders are do not comply with what they promised before starting to build. My sister bought a property in Spain, now she has to chase the builder at court to get it done with the materials they advertise in the publicity. (the cheapest taps and heater... stuff like that).
 
My experience with Keymare so far is not the best and is exactly about communication. I ask for info and this info should be given according to the law, they need to have it before selling but no replies. It is me who has to call them and remind them what they have to send. I don't think language is barrier in this case ;) on the other hand I think all this silence and lack of service is due to all the work that has to be done preparing the contracts for phase 2.
 
By not given the specifications, specially buying off plan, door is open to misinterpretations and false promises. They normally give you if you ask, at the end of days is about their reputation and how long they intend to do business in the region, and it seems like Keymare is serious so no need to panic.

Hi Baila54

We  did think that we were getting all those at first and then reality set in.  We have a bath with shower attachment and fitting on the wall to hold the hose but no screen, and definitely no hydro shower.  We have to supply our own shower rail and curtain.  Maybe that will be in the 2 bed 2 bathroom options but not ours as we only have 1 bath.

Yeah, it could be only for 1 bathroom homes.
Just to let you know that Real Decreto 515/1989 Art. 3.º said something like:
 
"1. The supply, promotion and on sale directed publicity or renting of houses will become so that it does not induce nor it can induce to the error his addressees of way so that it affects his economic behaviour, and will not silence fundamental data of the objects of the same one. 2. The data, characteristics and conditions relative to the construction of the house, to their location, services and facilities, acquisition, use and payment that include in the supply promotion and publicity will be indispensable even though do not appear specifically in the celebrated contract."
 
And there are many claims because of this, easy to win if you keep publicity. You may check with you lawyer as in your case it is clear you believed that it was included and it was not. In this case, when is open to interpretation the law plays in your favour.
I am not a lawyer, I just find similar cases in other forums and legal advised about them.

our quality report states that we will get a " shower with screen and hydro massage column in bathroom" we are buying a 2 bed 2 bathroom apartment so perhaps you are correct in assuming the one bath room apartments dont come with this .

under the common services in the subcommunity section it says there is a satellite dish . does anyone know anymore about this or about getting satellite tv installed in spain

there is a huge debate about sat tv on viva-almeria under al andalus hills.  Those who put in their own sat dishes have been issued legal letters telling them to remove them in 15 days.  On AA Hills there is a communal sat dish but only for spanish channels. W
