Water Ingress

We have a penthouse apartment in block 286.  The family in the apartment below us have a problem with water ingress into their main bedroom.  I'm not sure quite how bad it is.  It is not immediately clear to us what the cause is.  It is maybe coming from our balcony or perhaps from the drain, although we have tested both in the past and it seems to be fine.

Has anyone else had a similar problem and if so how did you deal with it.  Polaris have apparently ignored calls and Resoralia appear to want to wash their hands (no pun intended!) of the issue.  Is this something we should take up with the block president?

Any help or advice would be gratefully accepted by both families.

When we completed on our property a few years ago 2 nd floor penthouse  we noticed a damp patch which had turned black on the ceiling inside the wardrobe in the smaller bedroom after a lot of phones call and legal threats to Polaris they came and we thought they had fixed it  although the damp never returned there was still a black stain on the ceiling which we had painted over a few times but kept showing through the new paint and we always seem to have a very strong drain smell which would come then go then about 9 months after the repair to the ceiling I  got a call from Polaris  requesting access to our apartment  for them to knock a hole in the ceiling where the stain was to do a repair to the main drain from the apartment above turns out our spanish neighbors above had complained about about the strong sewer smell in there apartment it seems the drain from there toilet was never properly fitted and since the repair the smell has gone .

So in your case does the leak smell ie drain water or rain water and maybe get a spanish represensitive with some building knowledge involved who can speake to Polaris  I know there is inspector homes spain who posts on this forum maybe get in touch with him for some advice  .

Thanks for your post.  I've sent you a private message.  We don't think that it is coming from the bathroom and is more likely a leak on the balcony - when we are away we turn the water off at the mains but they still get the damp patch and some dripping water - we guess after short bursts of heavy rain.  Do you now the name/details of the person you mention?
