Good morning
Could anyone who currently owns an apartment
Please let me know if there are any hidden
Surprises that the agents don't tell you before
You buy
We are going through the process at the
Moment to buy 3303 in phase 1

Good morning Andy,

I don't know whether by now you have already purchased but the advice I would offer is to make sure that your lawyers do all the necessary due diligence before you purchase as it is important that the correct checks are carried out before you commit to anything.

Due diligence will include checking to make sure the building has the Licence of First Occupation, checking the deeds (escritura) for any mistakes / errors and that the property has been registered correctly. Sometimes it is also advisable to obtain a snagging report by hiring a surveyor.

Hello Andy

I hope you had the foresight to get the pre-installed air conditioning checked

This year alone we have checked out five properties and found

One property had a three condensate drains blocked

Two properties the second bedroom condensate drains were blocked

One property the communicating conduit from the roof to the apartment was damaged, therefore it was impossible to install comms cables

Infact installing the cables will either go smoothly or not at all

03 being on the ground floor is a problem in itself (if the cables are not already installed)

Hi Andy, totally agree with checking the air conditioning. We have been here 6 years now and our air con in bedrooms had never worked ( we purchased from Polaris) and had 5 different engineers/companies out to try and find fault but were recommended Steve, Summer Breeze, he was the only company that wouldn't give up and eventually found the fault which was a small hole in one of the pipes leading down from the roof into our appartment.  Would thoroughly recommend him if you need air con checked or repaired.

good luck with your purchase, wonderful complex to be on, everyone extremely friendly.  Good President of our Community, Resortalia very helpful, gardeners and security are brilliant.
