Byron, I was told that the main golf course was maintained by the municipal authority. Is that not so?

Sorry plexx for the technical problems - whoever gave you that info about the council being responsible for the golf course and club house maintenance was talking rubbish - the Phased Communities of El Soto - 1, 2, 3 (taylor woodrow) and 4? will all share the current golf running costs of 420,000 euro pa. Future Phases i.e. 2 and 3 will also have to contribute to the security costs currently running at 100,000 pa as the El Soto road is 'public' and we cannot put a closed barrier across it - another thing Mena never told us. Phase 2 will not have such large garden areas but it still has lifts and underground parking so your costs will be about 275-300 euro pm fopr 2 bed and 350-375 pm for 3 bed, depending on the square meterage of your apartment - for exact details and costs, suggest you email Mike Mansi, Phase 1 President on mmansi@mac.com

Phase 2 owners we understand will not have to contibute to the  phase 1 security bill.  As they will be set up as two separate communities.  I think you will find Mike Mansi will confirm this.

Byron, Actually I was told that the golf course (if not the clubhouse) was a condition of the original planning application being granted as well as it being maintained by local authority. .Concerning the road being 'public' - would it be correct to assume that the El Soto community is not responsible for repairing  the considerable damage and general wear and tear I have seen caused by the cement lorries?

I believe that all Soto phases will contribute to the Urbanismo which is responsible for the upkeep of the perimeter road. I cant see Phase 1 owners being prepared to continue to pay 100k pa for security for the whole development as Phase 2 has direct acesss from this road. On the issue of golf course/club maintenance - ask your lawyers to check out the esritura you will be asked to sign - we did and it clearly identified all El Soto community owners as having responsibility for costs and upkeep of the Golf Club Community, which is a seperate Macro Community set up by Mena to ensure that they could pass on all these costs directly to the owners

I'm an investor at Marbella Hill View. I understood when we purchased through Viva Estates that the Club House Gym facilities and Golf would be "Self Financing" through income generated from commercial sales to the general public. The bar restaurant was to be let out and the actual building being wholly owned by the developer would be fully maintained by them? No doubt you El Soto will no doubt be better informed than me!

This is a late reply but this is how it stands. The Council own the land that the golf course is on. All phases of the El Soto communities will contribute a percentage to maintain the course and the golf club. There are 5 phases planned at El Soto - Taylor Woodrow are building phase 3 and there are another 2 sites, one by the golf club and the other behind phase 2, on the hill. Marbella Hill View is an 'extra' but also contributes, I don't quite understand how that happened! Whether or not Mena build phases 4 and 5 is currently uncertain, they could sell them - as they did with phase 3. All phases contribute to the urbanistica which maintains the roads and the street lighting etc - add to these El Vicario as they are part of the El Soto de Marbella area.
