some advice please

Hi all,

Just got word back from the TH solicitor, not 'Javier the Useless' I think they got shot of that guy! Her name is Pilar. She said that the elections are now finished in Spain and they are now waiting for the new Government to form. She says that this will happen on the 16th June and then they must wait until the first sitting of the Town Planning Board to approve the building licence. She has no idea when this will happen, but is very, very confident of approval!

This has to be looked upon as good news, but it may well take a good chunk of the summer and even beyond to resolve the issue. As you may know, all governmental department whether in Spain, UK or Ireland close down for a couple of months for summer recess.         

Always something, eh!

My latest information is that the re-zoning (urbanisation) should be voted upon by the elected councillors by the end of the year at the latest (the rezoning has already been approved by the professional planners i.e. the Environmental approval).

Once that is approved the Building Licences must be obtained from the Town Hall and this is a process that takes a little while as there are various stages to go through.

Our Lawyer advises that in his view there will be no building till late next year at best (a little disappointing) but on the positive side water supply has been approved in writing by the relevant service providers.His view is that TH will be built but that it will take time.

Bit disappointing to hear that it may be next year before any building is started, but if it takes that long, so be it!

Not really Joe,just got an update from my lawyer the other day.He was out on site recently and met Antonio and the new lawyer.

It'll be another 4 or 5 months before I hear from him again so I'll be relying on others on this board for info in the meantime.

Cant understand why cranes have been put into place if no building work is to be started, also we think our agent is spinning us a yarn by telling us some foundations have been laid (Think we will pay him another visit).  Lets all try and stay positive and patient.

Hi all,I too find it strange that they would erect the cranes before they intend to start building,something I have just done is add some other developments to my selection to see how the one's I nearly bought on are getting on,and infact I could be reading about our site ,most have started building work, though all the licences are not in place,it just may be the case that Trampolin are so close that buiding work will start soon ,lets hope someone can visit the site and confirm what the cranes are up to ,someone posted on here sometime ago that they will no longer be offering any villa's for sale other than the Macarena and their new web site seems to confirm this,still no photo's working when I just tried but I down loaded all the upto date photo's on to my computer so I can still get my daily fix.

I don't understand why the cranes are there before rezoning.Maybe someone else knows.Perhaps they're allowed to do some more infrastructural works at their own risk.

By the way our Lawyer was on to the Town Hall at Campos Del Rio and said they seemed very keen for the project to get going and were frustrated at the delays to date also.

Hi All

Our agent has just reported back to us following his visit to site last Friday.Work was going on at 7pm and he informs us that there are cranes,power lines and stockades and that substantial ammounts of earth have been moved.His information is that El Trampolin will be finished in approx 2 months and that this will then release major capital for the next phase of work on Trampolin Hills.He is more confident now that the latest prediction for March completions on phase 1 is looking much more realistic.

Hi Gerry just been on their site I really like that web cam I've stared at it for ten mins but have not seen any movement yet ,the photo gallery does not seem to be working still but at least we know they are working on it,there seems to be a lot more cranes than we can see in the building process photos, anyway your off there soon so I guess you'll have lots of info for us when you return.

Been watching web cam this am saw plenty of lorries travel into the distance at 7:45 our time. Yesterday evening seemed to stop at  around 7 our time.   Lets hope we see some building material going in soon. 

Has enyone else looked at the plans on the website and noted the changes, eg villas in place of hotels,  I was a little worried by that, but as my 13 years old daughter  said more people to book up the villas

Hi All

After reading the message from Roxy saying that building wouldn't be starting until late next year, I sent an e mail to Martha at TH to query this.

Martha advised me that the lawyers for TH (Laura and Pilar) would be able to advise me better.  I have received this reply today from Laura (in her own words)

"My name is Laura, I'm the lawyer of the company Tramplin Hills Golf resort SL. I have been talking to Martha about this situation that is actually a problem for you but is not really true all that you think about the licences.  At the moment we have finished all the projects in the Organisms of thePublic Administration in Murcia to start the build of the urbanizacion, but we have to wait for the sign of the President of one of the Administration, and then immediately we can start to build"

I think that this sounds promising and agree with everyone else, why would they have so many cranes on the site if they were not ready to start building.

I would take this new as very good news and hope that the buildings will start in the near future.  We new that buying off plan was a lengthy process and maybe we all need to put completion dates to the back of our minds (even though i have tried hard enough to do that). 

I see that the webcam on grupotrampolin has stopped working today, lets hope they sort it soon, I get so excited when i see the lorries goinig backwards and forwards, its like a daily fix (how sad am I ).

Ivor is going out at the end of the month and has promised to get us some info lets hope he keeps to his word, I will keep you informed.

Hi Diane I was broken hearted today when the web cam appeared to have frozen over night ,I looked at the screen all morning till I had to go to work ,fortunateley I copied pictures yesterday every time a vehicle came on the screen and can look at them to get my fix,yes I'm very sad but obviously among friends.

I was only reporting the detail of the latest written advice from our lawyer.Basically as I understand it the Rezoning could happen at any time from now on  and the Building Licence timescale depends largely on the Town Hall in Campos Del Rio and TH(I have to say I'd believe our lawyer over an employee of TH about the need for a Building Licence)

With a push from both sides and a bit of luck that could happen pretty quickly but our lawyers view is that we should not expect or rely on that - well what else is a lawyer going to say!

Anyway the most important thing for me is that our lawyer is more positive all the time that TH will be built its just hard for him to say when and I can put up with delays so long as the place is built.

I'm not concerned by the reduction from 3 Hotels to 1as I think 3 was too many for this development anyway.Even La Manga Club has only 1 Hotel (I think).I'd be much more concerned to see that there are enough restaurants (our contract says 3 at a minimum I think)and a few shops. A decent pub or two wouldn't go amiss either.

Given the interest being shown in the webcam I would like to suggest a prize be awarded to the first Board Member to moon the webcam .
