Has anyone bought a property recently through Euromarina in Ciudad Quesada? We have bought on Residencial Manuela due for completion early 2008. Just wondered if anyone had experience of how Euromarina are or are not achieving their deadlines for completion dates?

Hello Rhodesi, we too have bought in Manuela, Quesada. I have a friend who lives in la manga and told me last week that the propgress is bang on. He last visited the site end of june and says its all nearly up with roofs on most properties. We have bought a lola end house and have been informed we take possesion late January. I contacted several agents and research internet for "bad" reports on Spanish developers and Euromariner were very sound. I spent a week questioning locals on their experiences with Eromarina and the only gripes were they took a long long time to rectify faults such as cracked floor tiles and poorly fixed bathroom/kitchen tiles, the tiling was the main gripe. Fixing broken tiles to wall and filling large gaps with filler, not good but from what I've heard is normal in Spain. I wont be accepting that and will want it right. Are you buying to let or residing there?.

Came back from the development on Wednesday 26-08-07 after buying a fortuna and they're reckoning on a February 08 completion. All the structurals / block work and roofs are up pretty much as the development photos show on the euromarina website site. Lets hope they keep to schedule.

Just arrived home. Yep it's going well. The Fortunas to the rear of No 19 are now being coated (started last Saturday) so from the road look very good. I have been reassured that January 24th is the day I'll be getting the keys. Mine is Number 16 (a Lola). I've arranged through Euromarina to have Don De fit an oven (electric) and Gas burners in kitchen along with gas install and licence from gas board. Air con is something else. Euromarina are quoting me 4,999.00e for install but looking around I've had quotes around 3500.00e for a pair of top quality panasonic inverter models (need two for a lola) so will hold until I'm out again in January. Seems they've quoted different dates to others that I met out there so will not book my flights until I'm certain.

Good to hear you got your Gas situation sorted. Hope you had a great hols. How accurate do you reckon they are on giving you a specific date of the 24th? I was reccomended Don De for the aircon.

Well I've been emailed some pics of the fortunas already having the coating applied, the ones behind yours next to the outer road have already been done. The work is well on course for 24th handover (so I've been informed by Euromarina). Don De are a big company and are local, I believe what they say they do., however, they gave me a quote for air con (lolas have two units) and the model they would install total price: e4,900. I got a couple of quotes from air con only companies who reckon the units they would supply are far superior (panasonics) and are inverter type which Don De have not quoted (more expensive but cheaper to run) and still the quotes are e3600 to e3800 fitted with 5yr warranty so I dont know. I bought my oven, hob and extractor from Don De as the pricing was about the same in other places. Shop around and Do Not use the Euromarina shop for your furniture as it is totaly over the top, other places are doing amazing deals on packs.

It gives a really good image of the great colour scheme with the balcony and roof tiles. I am due to receive some pics in the next few days and some maybe internal shots. I will post them as I get them.

Thanks Steve. The outside does look good and from what I gather from the sales staff at Euromariner this is the plot thats going to shine. As they state property is becoming harder to sell so they need to show a really impressive site to prospective clients. In saying that I visited the guy who introduced me to Euromarina last week and he has just sold one of the Villas surrounding our houses and says this plot Manuela is selling faster than previous plots, Previous plots however did not give you as standard: boilers, grills or maintanance free finished coatings so perhaps we moved at the right time.

I have put some recent pics on the construction photos for you to view. It's getting there. I'm told barring any major catastrophe's late January is still the target date. The property comes with ground floor grills only. To have the two 1st floor balcony doors done it will cost (through Euromarina) 1.950e. I'll wait and get some prices when out there. Ron

I have a friend out there about 15miles from Quesada and he rung yesterday. Lots of movement at Manuela, A/C fitters and the like in and out of the properties. He said some are actually fitting washing machines into the outhouses already. I have ordered an oven, hob and extractor from Don De (who are related to the Quesada's) and they have informed me install can be done early December. Incidently anything ordered from Don De can be installed prior to signing. January 24th has been set for me to sign so its all running on time. I recieved a letter from Euromarina yesterday quoting me for Building and contents insurance but the quote of e335 is high I am told and the Bank or a small company sited near the arches is better value. I'll give the bank a call in the week. Just got to find the money now??

Hi Steve,
We're in plot 37 opposite the Finca and the botanical garden. Our friends who have been over in Spain for 18 months and live 2 minutes away from Manuela reckon the development looks fantastic and that the builders are concentrating on the sold plots, so end of Jan is looking good, Can't wait!

Amadeus are you going to reside there or use as a holiday home. I am upping roots in april/may and going to live there and I cant wait either.24th Jan looks a certainty now and some of the pics (in photos above ) look amazing.Euro at present worrying me though as I had worked on getting around 1.42 so am holding off tranfer with the hope of better rates.

Hi Ron,
We're moving over permanantly. Though we're still keeping a foot hold on the housing market in the U.K. The euro is a worry at the minute, guess the only thing to do is transfer as little money as you need and just play the waiting game. January can't come quick enough, I'm really getting p*ss*d off with this country.

yes a lot of ex pats are holding a property here as well. I wanted to do the same but due to poor performance of my investments and the near collapse of my pension company it was sell up or stay put.I am sixty in May and was to take an early pension from equitable life but all that changed a while back. I will now have to rely on the goverment one and a small amount from equitable when I'm 65(if they're still around) am I bitter, you bet. I decided I am really too p#ss#d off here so I am selling. A friend of mine has kindly helped me out for my shortfall in the price of my new house so when my place is sold I'll pay him back. I should have enough from the interest if invested well and my wifes impending pension to live ok. The aim is not to break into the sum too much as in October I have my last investment paying out and that looks ok at present. Enough of this. I can not wait to get into my place at Manuela. I too know someone who lives out there, not in Quesada but about 15mls or so inland. His place was quite a lot cheaper but I felt unsafe there as his house is only one of three new buildings amongst some very seedy looking blocks of flats nearly all Spanish. he's been broken into twice and I'm not surprised. Quesada is a tad higher in price than a lot of other areas but it's all about location. You get what you pay for and from what I've been told and seen I have made the right decision. I have been told because of its outstanding looks and position and having some very expensive villas in the complex can only make the area more apealing. I am told 24th January is the date to complete, like you I can not wait.(sorry so long)

Hi Steve I only have the ones from the developer Euromarina from their site, they are now in the Photos section above. I am seeing Bernard from Playamar tomorrow afternoon and he may have some later ones he can send to me. I got a call a short while ago from Sandra Olson (Euromarina) regarding a legal document and she said she was really impressed with the complex and is bang on time.I am going out there on the 23rd Jan to complete on the 24th and will get pics then.
