Just to let you know that my lawyer has contacted me to confirm that the licence has been granted

I would be interested to hear from anyone buying one of the ground floor apartment with  a sheer drop into the car park

Hi, yes the licence was in a couple of weeks back. We are expecting to complete in the next couple of weeks. Although I am now dragging my heals as the grounds are not up to scratch yet.

I'm on the ground floor in block 1. No problem with the car park, but I have a major concern with the open fence that surrounds our garden as its quite a drop of the end and there is nothing to stop kids having a climb or crawling through. It would never pass health and safety over here..

We also have major issues with the garden and sheer drop, they are pushing for completion but we have told our lawyers we are not happy. Also there is no light in hall way going down to car park which is also another serious health and safety issue

Hi Susan,
I completed on Thursday last week. I have it in writing that they are going to change my fence so the garden is secure. I'm sure a slight bit of pressure will get you the same thing.
The lights down to the car park are not great. In fact the car park is a bit of a nightmare. It is very tight and a real pain to manoeuvre around. I have been around the past couple of weeks down there and so spent plenty of time on site. As is the Spanish way there was a power cut as I was on my way down to the car park. Some emergency lights were on but not enough and I had to use my mobile phone as a torch. The next problem is that the entry gate is out of action during a power cut and so I got stuck in the car park for around ½ hour. Finally on the car park, the entrance in to it, is in reverse to the road. What I mean by that is as you drive into the site the entrance is angled back towards you and so you have to swing right out to be able to get in to start with. Also they have not put any lower edging to the curb at the entrance so prepare for a bump!!
 
I still think on the whole the site is fine, there are certain things that they clearly have not thought through properly but seem open minded when you tell them the error of their ways.
Another thing I did down there was walk the golf course, its starting to look pretty good with a particularly tricky 7th. Its available to play right now for free. The club house is around 3 weeks away (that’s 3 Spanish weeks !!, so you need to add the same again in months) and then I believe it will be 15 euro a round if you don’t buy the annual pass.

lf anyone wants any information on someone to do their snagging then please let me know. l had a great service.My apartment looked ok ish to me and then over 70 issues were highlighted, some minor and some quite major. l had a nightmare with my purchase as it was delayed by over 2 years and because of this l just want to make sure that as many people as possible get it right, right from the beginning

l am sure that you know this but you only have 15days to get your snagging list sorted after signing.

 

This is the original e mail that l got and l really did not know that l only had the 15 days. All my appliances were tested including aircon, washing machine,dishwasher ,cooker etc.

Regarding your snagging you have 15 days from completion to get this one . We work on your behalf to identify any problem areas to the completed apartment.  This can range from cosmetic finishes to relaying floors, replacing equipment etc. 
 
We provide a comprehensive report to you in english and in spanish for the Developer, to avoid any confusion we also provide photographs of all identified faults and repairs required.  You have 15 days to complete the snagging report after you have signed the Title Deeds, day 1 counts as the day you sign and weekends and holidays also count in the 15 days.  The Developer is then obliged to go through the report and put right all the identified faults.
 
Getting it right at this stage is crucial because it is best to get the work completed before you start putting in your furniture and living in your new home, be it permanent or holiday.
 
The cost is based on square meters including terraces and the cost for your apartment for the initial snagging is 350 euros. 
Snagging is a time consuming process, most 2 bed 2 bath apartments take around 4 to 5 hours to complete. 

At the time l thought it seemed a lot of money but when l thought about how much it cost me to buy the apartment then this was only a small percentage and at least l got my apartment in the best possible condition. l have moved out here now so am living in the apartment 24/7 so even more critical for me to get it right.
