I will be visiting the developement from the 17th - 24th sept and will get an update from the developers as to when they expect to complete.
I will also take some pics and post them on the photo section when i get back.

Hi All
Visited site 17th - 24th Sept and site is progressing very well.
Sales office state phase 1 will still complete March 2007 which includes blocks 1-10.
Phase 2 (11-18) complete June 2007.
I think it may happen but experience tells me to err on the side of caution and in any case it probably wouldnt be totally finished and therefore difficult to rent or holiday in straight away. All these developements tend to be delivered late and as they now go into the winter it may make a difference.
The windows have been fitted in blocks 10 & 9, and 8 & 7 to follow this week. Kitchen & wardrobe units going in b10 & b9 next week also.

We have just come back from visiting the site and uploaded some of our pics.

You may have gathered our apartment is in block 7 - 7a. We last went out in May and therefore there was huge improvement in things - the apartment was fully tiled all the windows in - and shutters on. All wardrobes have been fitted and internal doors on. The terrace was also tiled. Kitchens due to be fitted in next couple of weeks. Bathrooms almost complete just needed Wash basins and shower screens.
Plenty of people were busy working on the site and Paloma in the sales office was pretty certain that phase 1 would be completed at the end of June and Phase 2 end of September. They are apparently applying for the Licence (to sell etc) in April so if that goes through there shouldn't be any hold ups - unless they go on strike again - of course!
We are feeling more positive about things now although we won't be booking any flights just yet!

Thanks for the update, its looking a lot better now.
I'm over from 1st-5th April staying in my other apt in casares and i'll have a look around also while i'm there.
I've bought in block 7 too, i'm on the 1st floor type B, which one do you have?
Is the clubhouse open yet.

Hi All
Visited the complex on 3rd May and its coming on fine. The quality is very good and they are still saying June for completion for phase 1.
The only problem with that is block 6 is 3 months behind the other blocks in phase 1 and will present a problem with noise etc if you tried to stay in your apt soon after completion. The pool is almost fully tiled now in front of Block 7 and the landscaping and shaping around the pool is well advanced.
I still believe June is very optimistic, the apt may be finished but the communal areas wont quite be. My apt is basically finished in block 7 and just needs the worktops fitting in the kitchen an a couple of high level w/robe doors fitting and the shower cubicles fitting to complete it.
Ive posted some pics of the pool and block 7 apt block. The heated pool area is under development in that they are forming the walls to the gym/sauna but they havent yet dug out for the heated pool itself. I'm told they will start to dig it out after the gym area is more advanced.
The clubhouse and course is due to open at the end of June and they are organising an open day to celebrate the opening. I've walked a few holes and it is in very good condition with two large lakes on it.
The course and clubhouse are to open in conjunction with phase one completions so i'm told by the girls in the office!

Ive just come back after a short stay in Casares and was told by the girls in the office that phase one will not be ready in June!
They say it may be ready in August but are not sure as the sites close down the 2nd week in August for the rest of the month.
To be honest that suits me as block 6 is 3 months behind so it will be much better to complete in sept or oct due to phase 2 being 3 month after phase 1 anyway, if you get my gist?
You wont be able to use the apts till early next year in my opinion.

Hi,
We've bought in block 16, so we're still a long way from home. We can see from the aerial pictures that things are going on, but since it is coming onto details now, these pictures don't tell us that much anymore. I do not believe we'll be in our appartment before next year. What I've noticed though, is that there are no separations at all between the appartments-terraces. The walls are only 1.2m high, so this might become a very close community with very little privacy, especially for those living in the lower blocks. I was convinced these separations were part of the finishing, but when I asked the girls in the office, they said everyone should take care of that for himself. This might become very slobby, I think it should be done in a uniform way by the builders. Did you know about this ?

I did notice on my last visit that the dividing walls were in fact only 1.2m high and wondered if the builder was going to put something a little bit higher in place. I manage to take a short break in Casares 7-10 July and had a look around Golf Gardens. The golf course is finished and they are offering free golf to purchasers at the moment. The clubhouse should be open by the end of August as they are adding a restaurant to it and building glass handrails to the terrace area that overlooks the 1st green and lake with the fountain.
The Apts are really well built and the quality is very good and I'm looking forward to using the Apt once complete. The girls in the office reckon i may complete in September for my block 7.
I'll put some recent pictures under the construction photos and as you will see its coming along just fine. They were finishing off the pool in front of block 7 whilst i was there and had just planted some mature palm tress around it.
The pics are under the date 1st Jan as i forgot to change the date when uploading them. But the pics were taken between the 7th & 10th July 2007.

Thank you for putting the photos on Ian. I agree that things look great. We havnt been over since March.
when we last went we asked what was going between the terraces and they said there would be some plants of some kind to form a barrier, I cant be sure exactly what was said.
It is disappointing that they have not kept us up to press with progress. We had a letter and email early june telling us they were waiting for the licence etc and were expecting it in early july. Yet you say the sales girls were telling you August/September then.
We had a bit of a whinge at them recently and they are now telling us to expect completion late September and to expect to do a snagging visit shortly. We arnt holding our breath though. We have told them we are coming out as a family late October, we have booked our flights and they have agreed to pay for our accommodation if it is not ready, so perhaps they are more confident this time.
I presume the first photo you posted is of the golf clubhouse. It looks a fair size. Did you say they have extended it?
It sounds like you go over quite regular Ian. I am sure we will bump into you once we get chance to get out there. It is getting very frustrating especially with all of this crap weather we have had!

Hi All
Our next planned trip is 14th - 21st Sept and will stay at our other Apt over the road at Casares Del Sol but we presume we will go and snag out the apt on golf gardens. To be honest ive been in my apt about 5 times during construction and its always been fine and i cant imagine finding much in september and as i'm in the building industry its not often i say that! Its basically finished now and they appear to be concentrating on the landscaping and communal areas.
Whilst there we met up with a lovely couple who were purchasing in block 2 and they had not seen it since putting a deposit down and were a bit apprehensive. Well they loved it when they got there and we went in each others apt on the joint walk around and they also were delighted with the whole place and the Apts.
There wont be any completions in August as they more or less shut down for hoildays and thats why they are saying sept.
The clubhouse hasnt been extended merely altered to create a nice restaurant area at the far end which is a great idea so people can use it as a restaurant and meeting place etc. It will be a great focal point for the whole development. Its bigger inside than it looks from the outside.
The pics as numbered are:

Hi All
Visited complex 14-21 sept and is coming on fine. They now say my Apt in block 7 should be ready for completion at the end of October!
The course is open and its quite tight but in good nick and free to owners at the moment. The clubhouse is suppose to be open on the 30th Sept to coincide with a tournament being held on the course. (It may be but dont be suprised if not!) Its nearly finished inside but you know what its like over there.

Hi All
Last visit was 13-20 Oct and they were turfing around the pool area on phase one as we left on the 20th.
They are putting in a lot of plants and palm trees and its looking great. Most of the pathways are now complete around phase one and they are beginning to fill the pool, half rainwater half tap/well water and its half full!
They now say the clubhouse will be ready in december at the latest and there is a gym to be set up on the ground floor next to the changing rooms which are complete and ready now. The clubhouse is more or less done now as the kitchen area is complete, the bar is fitted, the terrace now has timber decking, pro shop shelving in place, etc, etc.
Ive been given a completion date of 30th november but have told my lawyer i need them to confirm everything is finished before i snag it and will complete once the snags are done but i dont anticipate much snagging to be honest.
Heated pool and gym on phase one well under way. Pool ready for tiling, gym/spa area formed and aircon vents and all the wiring in place, jacuzzi and other spa features formed and ready for tiles etc, etc.

We were over there just after you. We stopped in an apartment down the road in Estrella.
We have posted some photos and sent some direct to keith.
We agree things look great. We did our snagging whilst there although the gardening wasnt complete. I couldnt find much. Just the odd broken tile and a bit of painting etc.
We asked Paloma in the sales office about the privacy on the terrace. She said that she thought they would put trellis up so we have put this on the snag sheet. Perhaps you could mention this to them as well.
It does look now that completion is realistic at the end of November hopefully.
After staying at the Estrella complex down the road, we were very pleased to realise that CGG is looking top quality in terms of the planning and general space and views we will have. We also have a great pool area that seems superior in size to a lot of others you see. Not to mention the size and quality of the apartments and terraces.
The other apartments on CG country club behind us are slightly more expensive and the Royal Golf ones up the road are I think quite a lot more. Cant understand this.
Had a look round the Finca Cortesin golf course whilst there. Huge course that looks great. I can see this being a good attraction.
Let us know if you have any comments when you snag if you wouldnt mind

I have had my snagging report now. About 80 items (which I’m told is about average!). The inspection was 9/10/07 so one month ago now.
By far, the majority are minor things like ‘gap in tile grout’, ‘uneven paintwork’, ’missing drawer handle’ etc. But also there has been a break-in and the terrace doors have been crow-bar forced buckling the frame meaning the door frame and doors will need replacing. Obviously this is unique to me and not a widespread problem. However I do have a few windows and doors that are scratched which is something that maybe more widespread.
Also there was no power or water so appliances could not be tested
I do have a missing blind in bedroom 2. Could anybody confirm whether blinds are fitted to their bedroom 2.
Its hard to judge the overall picture having not been to site and I will have a better feel when I go out on Wednesday (14/11/07).
My mortgage company wants buildings insurance from day 1. A quick search on the Internet finds UK based Intasure www.insuredabroad.com who have quoted me £167.87 (for 2 bed / 2 bath, buildings £90,000, Contents £10,000). I have no affiliation and this is only the first search I’ve looked at, but I guess it seems reasonable and being UK based has convenience and language advantages. Has anybody else looked at insurance?

Royal gardens were over 100,000 euros more and were smaller and not in as good a position as us and i didnt get it either!
Paloma also told me trellis was to be put up between the apts on the terraces.
Keith, with regard to the insurance i have insured with intasure for my apt at cds over the road and the buildings insurance amount should be stated on the mortgage valuation report. At £90,000 buildings doesnt seem enough as my rebuild fig over at cds came to £115,000 based on mortgage valuation of £182,000 (GBP)
Who did your snagging and how much did he charge?
If you have your valuation it would be interesting to see if the apt was valued higher than purchase price and also the rebuild price should be on the valuation report.
Ive just been quoted over at cds £234.00 for £115,000 buildings inc accidental damage and £10,000 contents inc acc dam again with intasure.

Hi All,
We had a quote off intasure for £190. This was for £95k buidings and £15k contents. They suggested the buildings figure based off floor area.
Our bedroom 2 had a shutter and also the kitchen and door to utility. Only the front shutters were electric.
Didnt notice any scratches on the glass. We were taken a bit unawares with our snagging as the habitation licence came through the day we arrived so we thought we would sort it there and then to cave time. We didnt have a torch or anything so I may make a return visit once power is on.
There were guys on site doing a bit of snagging as there was evidence a painter was in our apartment(tools left etc). The gardening was also incomplete but they were were well on with this and there were containers full of shrubs and turf etc outside.
There didnt seem a lot happening on phase2 but it was quite well on. I would have thought it would be next summer before they finish this.

Insurance: £90,000 was the rebuild cost given by my surveyor (Euro 130,000).
It interesting that you both have use Intasure (is that safety in numbers!)
My survey valuation came in at exactly the same as purchase price in April 05 (somewhat relieved because I expected it to have dropped) – but there was a slight twist. I commissioned my own survey/valuation earlier this year (Feb 07) for my own purpose, and only much later when dealing with the mortgage I found that my mortgage company use the same surveyor. So I asked them if they would take my original survey report/valuation in lieu of a new mortgage valuation – which they agreed to. However reading between the lines and tying together some loose conversation I think that if my original report had been a mortgage valuation they would have lowered the valuation (in otherwords I think its standing orders for all mortgage valuations to be fixed lower – or conversely maybe its private valuations that are artificially set higher!) In reality of course it’s subjective – we won’t really know a value until units have been sold in a resale market.
For snagging I used [www.] Snagging.es – Gordon Neilson. His company is attached to [www.] SurveySpain.com. It was approx Euro 500 but that was reduced because of previous survey instructions. It’s hard to judge whether it has been worthwhile. Originally I wasn’t going to travel over before completion and therefore the cost of travel saved offsets some of the snagging cost – however things change and I am coming over to inspect myself (and checkout banks, furniture etc) so I didn’t really save a travel cost. If I was doing it again I would be tempted to travel over earlier and make a judgement then of whether it was needed. (There is some damp in my apt that I probably wouldn’t have noticed snagging myself). Also disappointingly it has taken 4 weeks from inspection to getting report and I was getting concerned that it would not appear in time. If anyone takes professional snagging then I suggest contracting a turn-a-round time and not leaving it open.
Have also just had a reply from Paloma. She advised that since my snagging inspection the terrace dividing wall now has a wooden lattice on top. Has anyone seen that and have photos?
Has anyone looked into utilities yet, who supplies this area, and calculated what their apt power consumption is (requirement for electricity supply).
