Hi
I am in the process of buying an off plan apartment in Almoradi-Royal Gardens 2.
I am told (by agent Oversea Homes) that completion will be this month (October)
I understand that Royal Gardens 1 is next door, so I am assuming that they are being built by the same developer.
There doesn't seem to be any info on this site, so if there's anyone else out there that's purchasing property or knows anything about Royal Gardens please let me know.

the developers of royal garden 1 are called taprisa 97.are they the same builders as royal gardens 2?if so 1 was supposed to be finished june 2006 but now jan2007.

Think the developers are the same.
Royal Gardens 2-supposed to be finished in June 2006, was informed by the agent that completion would be in October 2006. As October is drawing to a close. I doubt that this will happen!
Will keep you informed if I hear anything.

Hi Ive just had an e-mail from my solicitors asking for funds to be released to complete purchase of property as its nearing completion.Has any one got any news of this as i am in Dubai working. |

Hi. fred, I also have apartment at Royal Gardens, during which had a change of agent, no contact with Trapisa97, and best info gained was from this site. Was due to complete June06? waiting on agent to confirm completion? But due to personal circumstances this year, am considering to sell prior to completion.

Heard from my solicitors PSI that they have no completion date as yet.I heard the market for reselling is not that good at the moment so i might wait for a while.If I get more news i will post it on here.

Just to let you know, today I just received an email requesting when I would like to go through the notary process : dates given were 15 jan to 15 mar 2007 and you can choose your own date.

Hi. All. Just a quick note to let you know that my solicitor met with Trapisa Builders today for update on property completion. Now approximately April 07,
Delay was due to unforeseen circucumstances of the relocation of an electrical pylon. (well I am glad on that, would'nt want that to be in the swimming pool?!)
Apparently all estate agents were informed some time ago. My agent obviously did not know.

Thanks for the info I am going there next week from Dubai a nightmare flight involving stops in Vienna,Amsterdam and Barcelona.
My solicitors keep insisting the property is complete but may have to wait a year for the habitation licence so I will get more info next week and post it on here.

Hi. Fred....Well that sounds like an horrendous journey to me, the things we do eh!
Hope all goes well on your trip, and you can see some progress. I am probably going over end of March, so I can find out more, take some photos and post here. I am of the same opinion, re: habitation licence, dont think all the apartments be finished at same time in order to get the licence,, and dont think I would want to part with anymore of my 'dosh' until we have the licence. Will be able to feel more confident once I get over to spain and see the progress.

Hi there,
Just looked over the project with Javier a representative of Taprisa 97.He said they would be completed in March with all legal papers in place in April.I am not convinced having spent 25 years in the construction industry.The complex bears little resemblance to the original brochures and some of the finishings look shoddy to say the least.I would expect they maybe will complete in 6 months if they are lucky.

I have been told by Taprisa the builders that they are giving everyone a store cupboard as compensation for the delays to completion.I have instructed my lawyers that I want a car parkiing space as well.They still insist that communal areas such as car park,gardens and swimming pool are separate issue and can take up to a year longer to complete.I may be wrong but I assume that the entranceways,corridors and elevators are also communal so if any of you have alternative advice from better lawyers i would be interested to know.
