As somebody that owns and rents out properties in Spain, not Playa Golf, I would like to add my comments on this proposal
I do not operate a key holding, building or cleaning service but we inspect and manage the snagging process for new property buyers we will also help buyers with many aspects of setting up their properties including keyholding security and rentals
I do not want to depress anybody as I know that lots of people bought on this site via Insidetrack with promises of investment and rental return but in the current market, for a variety of reasons, this is not going to happen
There is a glut of rental properties with reducing prices sometimes reaching levels where, because of people desperate to generate income, where it is ofetn not worth renting at the prices being offered
Yes it is a good idea to have a dedicated site however it has been tried and has failed for other developments because it only works if you have traffic, ways of driving people to the site and the big rental sites, Holiday rentals, Villa Renters, Daltons etc soend thousands of euros doing this so, unless you have this money to invest up front forget it.
You need to rent smart market the property through friends and family, perhaps offer them a free week if they get 3 weeks of bookings for you and give them a good brochure with photographs and look for local golf clubs, shops and supermarkets to place advertisments in
The porperty rental sites do generate bookings but there are techniques to improve the visibility of your property but you will be competing with other similar so do your reasearch first, look at the proces and their bookings callender
Some of the best keyholders are individuals that live on the development, are semi retired but the biggest issue is that they ofetn are not working legally in Spain whichh as a variety of issues most of them regarding insurance and you must get a contract
Most are the problems are when people get too greedy, take on too many properties and standards drop as bookings are very seasonal so ask questions like how many people they have, how many propeties they manage
When furnishing fit all single beds and forget about the dishwasher as they are expensive to run and do not add to the rental potential more important AC and enought sunbeds for the number of people that you are renting to.
One of the biggest issues is security as these properties are easy to break into and there are so many exits form the development
