My husband and I have not long taken possesion of our property on Playa Golf, (what a great development it is turning out to be!) and we were wondering if anyone could recommend a company who cleans properties and does key holding.

My wife and I have had our property on Playa golf for quite a while now and we too rent it out. We decided to use a property management company called Done and Dusted Torrevieja after a recommendation. They have been really helpful and we too would recommend them. Hi Sally & John,

We took possesion of our place in Playa Golf 2 earlier this year and we love it. Can't get out to it often enough though - wrk keeps intervening.

We use www.costablancapropertyservices.net as key holders for a very reasonable annual fee, and this includes reglar checks on your property. Like the other property management companies, they will also provide cleaning / laundry services at an additional charge. So far we have found them to be very helpful.

You could also look at sunwatchpropertyservices.net who provide the same services - they are a little more expensive but they actually live on Playa Golf 2. We had already signed up with Costa Blanca... before we discovered Sunwatch.

I'm sure you will enjoy Playa Golf 2.

Hi Sally and John

Myself and my sister have properties on Playa Golf II and we use Ava Villas, website: avavillas.com

Click on Villas for Rent and then the contact us button to email them, they are very good, they offer key holding, cleaning, babysitting service, airport pick up and other tax runs etc.

Its run by Frank and Galina and they live on Playa Golf II so do regular property checks, water your garden etc and the rates are very good.

Good morning everyone

As previously mentioned, I have had 18 months worth of problems with Bridge Holmes.  I was at the point where I didn't know who to trust to look after my property, but know how important it is to have someone on the ground out there to sort out not only the changeovers that are all scheduled problems,. but the little ongoing problems, like a rental threatening to leave because the air cons not working and your management co can't get anyone out to see them etc

There are a lot of management companies out there but there are also an awful lot of properties out there that need lookng after and we are all viing for their time.

My attitude has always been that, together we are stronger - there is no I in team

So, I am setting up a company completely dedicated to Playa Golf.  All of the company's advertising and website will promote the area and the resort itself.  The only property advertised will be Playa Golf property.  The company will arrange changeovers and key holding services aswell.  The company will be fully insured and licensed as necessary.

In order for me to take this project forward, I need to know whether there would be enough owners interested in the possibility of using a Playa Golf dedicated company - could anyone interested in being updated of my progress please PM me their interest so that I can gauge whether it is a project that would have value within the Playa Golf community

As somebody that owns and rents out properties in Spain, not Playa Golf, I would like to add my comments on this proposal

I do not operate a key holding, building or cleaning service but we inspect and manage the snagging process for new property buyers we will also help buyers with many aspects of setting up their properties including keyholding security and rentals

I do not want to depress anybody as I know that lots of people bought on this site via Insidetrack with promises of investment and rental return but in the current market, for a variety of reasons, this is not going to happen

There is a glut of rental properties with reducing prices sometimes reaching levels where, because of people desperate to generate income, where it is ofetn not worth renting at the prices being offered

Yes it is a good idea to have a dedicated site however it has been tried and has failed for other developments because it only works if you have traffic, ways of driving people to the site and the big rental sites, Holiday rentals, Villa Renters, Daltons etc soend thousands of euros doing this so, unless you have this money to invest up front forget it.

You need to rent smart market the property through friends and family, perhaps offer them a free week if they get 3 weeks of bookings for you and give them a good brochure with photographs and look for local golf clubs, shops and supermarkets to place advertisments in  

The porperty rental sites do generate bookings but there are techniques to improve the visibility of your property but you will be competing with other similar so do your reasearch first, look at the proces and their bookings callender

Some of the best keyholders are individuals that live on the development, are semi retired but the biggest issue is that they ofetn are not working legally in Spain whichh as a variety of issues most of them regarding insurance and you must get a contract

Most are the problems are when people get too greedy, take on too many properties and standards drop as bookings are very seasonal so ask questions like how many people they have, how many propeties they manage

When furnishing fit all single beds and forget about the dishwasher as they are expensive to run and do not add to the rental potential more important AC and enought sunbeds for the number of people that you are renting to.

One of the biggest issues is security as these properties are easy to break into and there are so many exits form the development

Thank you for your reply.  All valid points.

The great thing is that the company will be small enough to operate as if it were a private individual running a small cleaning/key holding service but big enough to generate an interactive advertising and website campaign which everyone will benefit from.  I think if we all work together we can drive traffic to the website by using ALL of our networks and bring Playa Golf upto where it deserves to be. 

It is a lovely development, well situated to enjoy beautiful beaches, great golf courses, good amenities and nice community pools - some friends of mine just visited for the week and had a fabulous time - best holiday in ages.  The apartments are all well built and those whoe have benefitted from furniture packages are well equipped.

It may not happen overnight but we will have far more success working as one unit rather than all trying to promote our properties on an individual basis - Playa Golf itself stands out, R~ NO. xx doesn't.

Hi Nikki I like the sound of your proposal Have been promoting my property myself and have had some friends and family, but am now considering trying to get a long term tenant I met with OPI and AmbaLet last week, but weren't overly convinced by either. AmbaLet (who have an office at the roundabout complex of restuarants and shops near the development) say they have 5 properties on long term lets on their books on PGII all renting at 450 - 500 euros (after taking their costs) for the owners, but were (un)surprisingly unforthcoming when it came to giving me testimonials or even telling which apartments they were! Anyone dealt with them or managed to get a long term let? I have used bridge holmes and sunwatch so far so third time lucky? Jim

Sorry you have had a tough time with your previous property managers and glad that you like the sound of what we are going to be offering.  Have met with our new manager today who will be handling the operation out in Spain and we have lots of amazing ideas about how we are going to promote the area, the resort and ultimately our clients properties so we are very excited that the resort is finally going to get the promotion that it deserves.

Hi Sally and John,
                               I too have a villa on Playa golf II and have had it for over two years now. I have always used Frank and Galina at AVA Villas, they live on the development near to my place and I cannot fault them in any way. They clean our villa, do airport runs for me and generally look after the place for me. All though it is there business I would class them as very good friends now and nothing is to much trouble for them even when we are back in England.

There are quite a few reliable key holders on Playas I : II; and III who do the usual cleaning / welcome packs / airport runs and even pool maintenace.,  but I don't know of any who would publicise individual villas... Of course the locals are pretty reasonable compared to management companies...really depends on just how often you reqiure the use of the villa yourself..
