Hi Nigel,
My wife and I are due out there on 19th February 2008 to carry out snagging etc, we were originally told it would not be until Feb/March, but got a call with one weeks notice in December 2007 to state snagging starts 2nd week Dec 2007.
We are all ready with NEI numbers, mortgage offer etc, but I believe the occupancy licence has not been granted as yet and although I keep trying to contact Regina at the site showroom I have not had reply.
We would be interested to hear your experiances...

We are buying in Block 3 and our snagging was carried out on 9 January. We are going out to Spain tomorrow and are visiting the site. The main thing outstanding in our apartment is the fitting of the kitchen units etc. We have been told that the outside areas should be completed in about one month. If you can't get hold of Regina try Christian.lieman@promoga.com - he is also on site and we have found him very helpful. We should have a further update after we have visited the site.

We visited site to snag on 25 January and met Christian to see block 1.
Kitchens may not be in until end March/early April-they have 118 to fit !!! This means completion unlikely before mid April. Apparently Promaga contracted directly with the kitchen supplier, not through the main contractor .
Apart from that the quality of the finish was good and overall we were very pleased although the room sizes are smaller than we were expecting so check your furniture sizes and watch out for the odd column which might take a valuabel 150/200 mm of a room width.Landscaping is well advanced and completed in many places. I would have thought it would be finished in a few weeks. There is however probably no point in snagging until the kitchen is in and you can check all the electrics. Also watch out for odd arrangement for the shower door in the en-suite-obviously a design error but I suspect the rather odd "kissing gate" arrangement is the only solution to a bad layout. Swimming pool close to road and will be subject to 2 years constuction from Phase 2 but hopefully plants will soften the location. Overall I though the quality of construction and fittings was very good but Promaga have sacraficed space to maximise their return-which is hardly surprising.
Check whethewr yo get a store cupboard in the garage-not all apartments do.
Will post photos later when sorted them out-took hundreds of shots
Views from balcony are spectacular and the weather was good.

Nigel,
In your opinion was it really worthwhile carrying out the snagging without kitchen in place?
We are due out there in couple of weeks for snagging, but not really sure what the whole rush from Promaga was if not completed. The kitchen is the one room that has everything in it and is important to see in finished state.
Makes you wonder doesn't it...

In my view there is no point snagging if there is no other reason to travel to Spain until the kitchen is in. Certainly if you are in the area its worthwhile so you can start to think about furnture etc. Frankly the general standard seemed pretty good so you should hope not to find too much wrong when when you finally do get to snag-but you never know!!!

I agree.
We had the same issue. Kitchens and showers were not installed and the gardens etc. not finised.
After being told that snagging would need to take place in December we paid for fligts hoping for a long weekend in for the first week in March, but had to cancel it as the apartments won't be finished.
We did get agreement that a second snagging visit would need to be done (when all the work is completed).
It makes it very difficult to plan though!
Nigel - have you any more up to date photos to post on the site?

Bit more background on the kitchens-I understand ( but this is second hand) that Promaga contract directly with Siemens through Siemens ofice in Marbella for all the kitchens( units and appliances) and it may be no coincidence that the Marbella Siemens' ofiice is managed by an ex-employee of Promaga

We were also pushed by Promaga to snag in December, and paid a surveyor to do this for us. The report we've received doesn't make for happy reading (no electricity, no water, no kitchen, things missing, things broken etc etc etc). We sent the report on to our solicitor and asked her to register our views directly with Promaga - views that are not repeatable in polite society!!!
We've struggled to contact Christian, but had a call back from him within an hour or so of us contacting Promaga's head office to find out what's going on. I understand they have problems with their landline in the office, and mobile reception is not good either. Christian has assured us that he is meeting the contractor today with both our awful snagging report and a list of questions which we want answered.
We're going out on 18 March for a site meeting, when we hope things will be a lot better, as at the moment we frankly don't have any idea when completion will eventually take place.
