Hello.
I have now watched this forum for a while and thanks to all that has contributed with sensible information regarding the Tramolin Hills development.
My initial thoughts about buying in TH was that this was a good investment, however now it seems that the time steals away all the potential upfront advantage I had going in early, prices still seems to creep downwards. However it still seems that TH will become a good investment considering the potential growth in Murcia. If one should believe the various internet sites, the Murcia regian is the coming region for holliday appartements...
I visited TH last may and was impressed by the scenery overlooking the valley, despite the fact that you could not see the mediteranian, the view was fabolus. If one compare the TH development with some of the others, is seems that the majority of the developments lays down in a valley or behind other developments.
The TH also lies close to the new airport and that should be an advantage once this is finished.
Does anyone know a good site were to find information about the average pricing of properties in spain compared to the Murcia region?
I have signed up for 4 appartements with the initial thougts was to sell 3 to partly pay for the 4'th...that now seems like a dream that turned into a sleeping beauty. But who knows, maybe it pays off to wait longer, or maybe the right time is now to sell all and take the loss...any thougts from anyone?

ATTENTION ANYONE CONSIDERING
DOING BUSINESS WITH “EL TRAMPOLIN”.
I SIGNED FOR MY VILLA ON THE ORIGINAL EL TRAMPOLIN DEVELOPMENT SOME 4 YEARS AGO. IT WAS DUE TO BE COMPLETED IN OCTOBER 2006.
WE HAD WHAT IN SPAIN IS LAUGHABLY CALLED A LEGALLY BINDING CONTRACT WHICH HAD A PAYMENT PLAN SPECIFIED. THIS PLAN SAYS THAT “LEGALLY” I DO NOT HAVE TO PAY ANY MORE MONEY UNTIL THE HOUSE IS LEGALLY COMPLETED – I.E. THE DEEDS ARE AVAILABLE.
ON TOP OF THE AGREED 60% DEPOSITS, WE WERE FORCED TO PAY €35,000 EUROS “KEY MONEY” TO OBTAIN ACCESS TO THE PROPERTY.
SINCE THEN, WHENEVER THIS DEVELOPER HITS CASH FLOW PROBLEMS, HE SENDS HIS MINIONS (MARTHA ET AL) TO DEMAND MORE MONEY ON THREAT OF HAVING OUR WATER AND ELECTRICITY CUT OFF. THIS HAS NOW HAPPENED 3 TIMES FOR VARYING LENGHTS OF TIME FROM 24 HOURS TO 1 WEEK.
WE ARE NOW IN THE POSITION OF BEING THREATENED AGAIN WITH SUCH ACTION. MARTHA HAS INFORMED EVERYONE ON PHASE 1 OF THIS DEVELOPMENT THAT OUR ESCITURAS ARE DUE IN ONE MONTH’S TIME – A BLATENT LIE ACCORDING TO VARIOUS LAWYERS INVOLVED (ALTHOUGH YOU CANNOT TRUST A SPANISH LAWYER TO ACT SOLELY IN YOUR INTERESTS AS YOU CAN IN THE UK).
SHE ALSO HAS STATED THAT “EL PRESIDENTE” (MELON FARMER) ANTONIO WILL CUT ALL OF US OFF AGAIN IF THESE MONEYS ARE NOT FORTHCOMING.
ONE FRIEND OF MINE HAS BEEN TOLD THAT HIS HOUSE WILL BE EMPTIED AND PUT UP FOR SALE IF HE DOES NOT DROP EVERYTHING AND FLY TO SPAIN TO COMPLETE WITHIN THE NEXT 24 HOURS!!
IF THE MONEY IS NEEDED TO PAY TOWN HALL CHARGES OR OTHER SUCH BILLS, THEN WHY NOT CONSULT THE INTERESTED PARTIES AND WE MIGHT HELP.
HOWEVER, WHEN IT SEEMS THAT THE MONEY PAID IN GOOD FAITH HAS BEEN FRITTERED ON €400K MCLAREN MERCEDES SPORTS CARS AND VILLAS FOR HIS MISTRESS’ THEN ENOUGH IS ENOUGH.
I URGE EVERONE IN THE SAME POSITION AS MYSELF TO RESIST THESE BULLYING TACTICS AS MUCH AS POSSIBLE.
I URGE EVERYONE WHO HAS PAID DEPOSITS ON OTHER TRAMPOLIN SITES TO CONSIDER “CUTTING YOUR LOSSES” IF YOU CAN AFFORD IT AS YOU WILL CERTAILY RECEIVE THE SAME TREATMENT.
I URGE EVERYONE CONSIDERING BUYING OFF TRAMPOLIN “NEW CAR OR NOT“ TO FIND ANOTHER DEVELOPMENT ASAP AND DO NOT TOUCH THESE BANDITS WITH A BARGEPOLE!!!!!!!!!!!!!!!

Oh dear, it was not in my intention to kick off somehing like this, i was mainly asking...ok maybe a bit leading question, but still...
Are this "victimofcrime" person for real? i doubt it!! But then again who spends time looking into this site to post such a mesage? -- Scary...
So then. Dear "victimofcrime":
-Who are you and where are your whereabouts?
-Why are you writing in CAPS?
-Do you still have your contract or have you got out?
-There must be some positive things about this development or is it just crap???things now seems to be mooving quite well.
-And If your're right, there must be something we all can contribute in doing towards TH, or are there not.
And I guess to all of us, its no need to get hysterical if one person has been disillusionised, but are there more of you out there with info that we should all know about???

We think that victimofcrime is telling the truth. We are in a similar position on the El Trampolin development and have heard similar stories from several other people.
Last year we were told that we had to make an additional cash payment, otherwise the developer threatened to put our house back on the market and keep all of our monies paid so far, in spite of the fact that our contract stated no further payments had to be made until the villa was complete and the Escritura was ready.
We have had it confirmed by several people that the developer is forcing them to complete before the Habitation Certificate is available (see previous posts).
We still believe that we have bought into a good development, it's just a shame that the developer feels it necessary to use these tactics.
Does anyone else have any experience they can relate to this?

People with something valid to say would not hide under the cover of such an alias!!!
I take it these people are in possession of their villas using the facilities available like water, power etc . If you are then it is reasonable to pay for it..

murciabhoy, let me tell you that you are completely wrong. The reason that, for example I, talk under an alias is that I have been a victim of the methods of this company and I do not want to have anything with them ever. But I do want to warn others that something is not good in this business, if you want to listen ok, if you don´t want ok... but please respect.
Care should be taken in extreme with this company and prepare because someday they can threat without thinking twice. I don´t say not to deal with them, I say: TAKE EXTREME CARE and be sure in every moment the position in wich you are to defend yourself when the moment comes.

Have a look at the El trampolin Message Boards i think there is some truth in this Think Martha From Th lives on El Trampolin as when we went over to look at TH she stopped off at her home to pick some thing up and we went in to have a look around.Not sure if she still is but was back in 2006 when we was out there.

Firstly, can I assure everyone that I am "real". I would have thought that it is fairly obvious why I not giving my identity. You guys on TH have no idea yet the depths to which this developer can sink. If anyone wants to meet with me then make a suggestion as to how this can be done PRIVATELY.

I still have my current contract - this is the whole point , I want to live quietly and happily in my new house. I want to live in Spain for some peace! I will gladly pay the balance of my house, in which I intend to live, BUT NOT UNTIL IT IS LEGAL.
Trampolin through their unpleasant tactics are spoiling what should be one of the best periods of our lives.
Given my tiime again I would have walked away, but now have paid 85% of my house so I am snookered.
I agree that paying for water and electricity is reasonable. Can I point out however that an approach has NEVER been made for money towards this. The only requests are for large (€20,000) sums off the completion balances.
It is entirely up to the individual whether you heed my warnings (meant in good faith to help fellow Brits) or ignore them. It will not change my life one iota!!!

PS on a (slightly) positive note, the build quality of the houise is very good so if you can stand the pain you we should all be OK in the end.

Thanks for all your warnings, it then looks like we all should be prepared for a squeeze by the TH guys to get their money before time...
According to my contract I would have to pay a sum of money when they start the construction work, and then the rest upon completion/ hand over of the key of the and the completion certificate or what you call it in spanish...maybe wise to hold something back until you get the real certificate with a "proper original spanish stamp".
Regarding CAPS: In the internet, writing in CAPS I tend to get very supicios, since many of the "scam mails" from Nigeria etc - composed to fraud people - was often written in CAPS, and a lot of unserious business also use a lot of CAPS text. Anyway, GLAD WE CLEARED IT OUT!! (you see,--- its like we're shouting to eachother)

The level of pain can be perceived differently from person to person. Myself, I'll rather be ignorant and in good faith than suspicious (no offence "Victimofcrime", just a general comment).
I guess that you now then live in your house and you are withholding 15% of the complete sum avaiting the competion certificate, I would say that that is not neccesarily a bad deal.
In Norway, where I live, it is quite common to never receive a final completion certificate, this varies from community to community. We only get a temporary certificate, but no worrries, you can live on that forever. A friend of mine tried to force the certificate throug the administration in my town before he bought a house. He only ended up frustrated and dissillusionized - he never got it...I don't know how this is in Spain.
In greeze, also, its quite common to never finish the buildings (thats why you see a lot of iron works on top of all hotels in greeze) because when a building is finished, you have to pay some sort of taxes to the govenment, but if you don't complete, you're off the hook - clever eh?.
Could someone please shed some light on the issue: When is it common in Spain to get an habitation certificate? (was it Escritura?) Upon completion or some time after completion?

90% of one phase of El Trampolin are without water and Electricity its an awfull place to live at the moment and some people are actually becoming ill with stress. If you can GET OUT if your looking to buy go ELSWHERE do not touch these wsith a barge pole because you will get stung,
from a cold, dirty and stressed resident.

Im very confused why all of a sudden is there this stuff about El Trampolin, we have been on this forum for years now and this has only come up recently, surely these people havent been lyin dormant for all this time, holding their grievences to theirselves when theres a forum waiting to hear about it. If theres more of you out there then come out now, lets just hear it all and then take it to "EL PRESIDENTE" and seee what he has to say about it. He doesnt frieghten me and nor should he you, you have solicitors and contracts hopefully so YOU DO HAVE RIGHTS evan in Spain

We started the El Trampolin thread almost two years ago and we have posted regularly ever since. If you want to bury your head than thats fine but please don't make light of our problems. They are very real. If the company goes bust, we lose all our money paid so far and our house, the same for people on TH who dont have 3rd party guarentees.
We are only trying to share information and help each other.
We are very worried after the news today. Trampolin have told me direct they "do not feel they have to follow legal contracts" and will do what they consider necessary.
The development is now 3 years overdue and still not legal (which is why we cant complete)
We also read on BORM last week that bank accounts at Trampolin Hills have been seized. It says: TRAMPOLIN HILLS GOLF RESOR SL B73345746 (EJ) - 017412/2007 Embargo de cuentas bancarias.

tthank you for responding and we are not burying our heads, we all feel effected by what TH have been putting us all through, we have also waited 3 years and nothing has happened until very reently, all we have recieved has been promises that it will happen soon, and now they at least sem to be starting. Thank you for the info with regard to the bank accounts bein frozen, that news is troubling I hope your problems get sorted

First we have to wait 3 years to get all the licenses to start building Then they start building and I see their bank account has been frozen(allegedly).

Jackie, i can't find the bullitin, can you please tell us what is says?
I have been on to our agent this morning and she totally denied this to be true! They have a meeting on an unrelated matter with Trampolin tomorrow with some clients there. Our agent said if this were true, then all the staff would have been laid off and work would have ceased in the offices? She is finding out more for me tomorrow and will email me Sunday with what she can find out.
Here's waiting till Sunday then!

its in a pdf file, type in tramplin hills in the search box when you click on the link below ( http://www.carm.es/borm/vista/principal/inicio.jsf). The top result is for 20 february, click on boletin and then download pdf to your computer. When it opens go to edit then search, and type in trampolin hills. The document itself lists all the companies whose bank accounts have been seized on the 20th and ls a listing with trampolin hills on page 5170: ( I have highlighted in red below)

Hi Everyone
Just been reading all your messages re El Trampolin and Trampolin Hills.
We have friends who live on the El Trampolin development and we are sorry to say all that you have heard is true, but have never used this webb site so have never posted an comments.
This builders assets on El Trampolin, were frozen at the start of February but we know they were released by a judge so that some people could complete and pay their final money.
Yes they have water but are still on builders electricity and will remain so until they get the deeds. But they are happy where they are so put up with the inconvienience, and their villla is lovely.
This is one of the reason that we did not buy on Royal Dream and by the way when we went past this site on 27 Feb there still was nothing happening.
We wish all those people that have bought on the new developments the best of luck and hope all the negatives soon become positives.

Okay then, maybe it's true that the account is frozen.............why? what has happened that we don't know about? Accounts don't get frozen on a whim, something must have been going on for a while. If this is the case, why was the final building license granted?
