The Comments |
Hi, just joined. So relieved to see comments of others buying at SG. We bought an albatross on phase one in May 2004. In November 2005 the developer wrote and offered to repay deposit and end the contract as they were so behind (and therefore in breach of their own contract) with building. We accepted through our solicitor. To date we have not been able to get any sensible communication with the developer, who now tell the solicitor that they will not end the contract as the house is now built. No reasons why it has taken them a year to not repay and release us. My brother visited the site in September. He was told that whilst the house may be built, the habitation certificate will not be applied for until the whole of phase one is completed and that may not be until early 2007 (January to March mentioned!!). We need a mortgage to complete, and have been told that lenders will not consider lending until the house has the habitation certificate. Any ideas anyone, and all info on SG gratefully received as since we accepted their (non-existent) offer we have heard nothing about progress or plans for the site.

hi everyone, we have just come back from spain visited the development, I have posted several photos to show you the latest. all the buildings look complete but the roads and gardens have yet to be finished, the gardens have yet to be started actually but the roads are in pretty good shape. The skeleton of the supermarket is there but thats about it. We couldnt get any information from the sales girl - I think she was just minding the office but we would estimate it would be Q1 2007 when it will be ready. I spoke to my solicitor about the certificate of habitacion and he said that it could take a couple of months to come through and all depends on the area's offices, he said that murcia was quite good really compared to neigboring areas such as orihuela which take several months, he also said that we can complete without it anyway if we wanted to. Regarding the mortgage, I would actually contact the banks yourselves and discuss the situation with them as I was told that they will consider it within two months of completion. I have just opened an account with Solbank in Los Alcazares and they have worked with Grupomasa previously offering mortgages on their developments, their website and staff all speak english so I would contact them direct for advice.

Hey, thanks for those pics. I feel much better seeing so much progress at last! Does anyone know if all furniture packs are new styles (can they be seen anywhere?), and are all houses having solar water heating?

Hi, I got the keys into one of the show houses when I was over there and I took some pictures of the furniture, I will post the pictures tonight, the ones I got pictures of are just the Cane set, so if you have opted for pine yours will be different, they look "ok" but the sofabed in the lounge and the easy chair is not that great - I have picked out new ones that I want to replace them with.
