Today, Web Trampolín have disappeared from all the communiques made by the Chairman of the Group… why? What reasons have led him to withdraw? Why has changed in his home said that what had already recalificado soil to residential? Why we have not been communicated nothing to talk about what investors these days in the press and whether they have reached an agreement with Community after the protests in front of the counseling.
Why all this now calm? Only and unofficially, in the forum of "inverforo" has commented that are 3 months to approve the draft… Is that true? are many questions which we have investors, or at least me, which I think we deserve an official of the company, unless a letter of Don Antonio Martínez González giving us some explanation of the situation of the whole project.
I am really looking forward to see the end of this, it seems that the situation is locked between the government, the politicians, some land owners and Trampolino group.
I am not sure, but it seem that the issue is that Grupo trampolin agreed to buy some land from a family once the project started, but now this family is charging them 10 times more than the land is worth. Trampolin group claims this to be blackmailing and in addition the family that owns this land has some family connections to the mayour of Campos Del Rio.
The land in question is neigbouring to the Trampolin Hills and they need this land to finish (or even to start) the project and the size is 45000 square meter.
Trampolino group will not pay 60€ per square meter for a land that is worth 8€ per square meter.
Some maths:
The extra expence for the land is  then (60-8)*45000=2,34 mill €
But then again Trampolino group say they have lost 30 mill € due to the delay.
In addition we - the investors - are loosing money by the hour: lets say 2575 houses with an average price of 190.000€ =489,250,000. so this is a 500 mill € project (or more)
we have paid say 50.000€ in deposit (50.000*2575 equals almost 130 mill). then 130 mill€ with an  average interest of 5%.
This adds up to that we are paying is 6,5 mill € in interest per year, due to a 3 mill € issue, and also bear in mind that this is a half billion project (the issue that delays the project is 0,6% of the project value)
I would say that this should have been death with by the Grupo Trampolin to get this train moving and not stop the project due to some "minor" issues.
I do not say that principles should be compromized, but there must be a way to fix this problem without going to a costly - and time consuming - trial.
Well well, I guess since the property prices in Spain is dropping, it could also be OK that the project is delayed, awaiting the prices to go up again, so that those of us that has bought more than one property are not left with several properties that we need to sell with a potential loss.
