My lawyer asked me the 0.8% of the purchase price. I could not go the Public Notary and he prepared a power of attorney, the cost was 70€ aprox.

Hi Stu/Bev,

Why not post your question in here (click on blue link Costs and Proceedures of buying in Spain) or start another thread revelant to your particular question as really few members will see this in general chit chat, it's more specialised & Justin's created a whole board to Buying in Spain "for all matters relating to buying a property in Spain, including mortgages, NIE, transferring money, licences, completing, snagging and more".

Kindest regards.

Hi Stu/Bev generally speaking lawyers fees (conveyancing charge) will come in between 1 and 1.5% of the purchase price of the property plus IVA at 16%. If you are talking about all the other associated costs we recommend a client makes an allowance of 13% of purchase price to cover everything (taxes, legals, Notary etc). Of course this can vary according to mortgage lender start up costs etc and there is no fixed way of setting it until there are some specifics. As you see above lawyers fees vary as well (invariably if it is in excess of 1% there is a backhander being paid to the agent). Many agents have a commission structure with lawyers where the lawyer adds on to their normal fee for direct business and pays commission to the introducer, however there are many agents (the good ones) who will actually refuse it and perhaps can even arrange a discounted structure for their client. Valuation fees are property and lender specific and vary according to the value of the property (as per the UK) and the lenders valuation company (also as per the UK).
