Hi im looking for advice please, im hopeing to buy a repossessed property in the murcia region, where myself n hubbie can retire too.i find the internet very general, can anyone advise me on where to look n who has good cheap properties.
Appreciate any help you give us, we would like to be in an area were there is a community feel.

There seems to be a lot of aggravation lately re the withdrawal of Succession tax reliefs in Murcia, so if long term survival in Murcia, after the loss of one partner, is important, then I suggest you move either north into Alicante province or westwards into Almeria.

The problem Marc is that what one region does today another could do the same, or anything else,  better or worse, tomorrow.  Thus there is no reason to believe that IHT, or anything else,  will be the same when one dies.

Hi Ruth,

           Everyone who has a property to sell will probably tell you that it is the best property and it's location is the best place to live in Spain., Thus, useless advice   information.

Or they will talk about the place, probably the only place they know in Spain, as being the best. Again not very helpful.

You need to be aware that property and tax laws in Spain are not the same as elsewhere, or even the same in one Region to another, and that Inheritance is punitive.  

In Spain if you become resident, then you must tax on your worldwide income and assets.  Home in UK, Boat in the pacific, old masters on you wall in USA,  etc..So do your research before you jump, or even put a toe,  in the water.

I would suggest you travel around and try to stay a few days in different areas. Once you've found somewhere you like, rent for 6 months - often you may be able to rent the place you're interested in buying, but don't rush in.

And the best bit of advice ANYONE will give you - dont trust anyone - that applies to both locals and ex pats offering services until you've really got to now them.

Ask questions, get to know the locals, and find a good lawyer upfront, again this forum is great for recommending this type of service once you've found an area to settle in.

Be sensible and don't rush into anything and you'll be absolutely fine.

Hi Ruth,

I reckon you should take a look at Camposol which is a few miles north of Mazarron.  It fits your requirements of being very good value and there is certainly a large strong community with a few excellent restaurants and shops.  The prices on Caposol are very keen.  It's very large and there's always loads for sale.

The prices are below the market norm for several reasons including that some of the build quality is not good, but some are absolutely fine.  There's been a few other issues also, but most of these have been dealt with and I believe I'm right in saying that the urbanisation has now beed adopted by Mazarron Town Council.  If you research the place fully and have a survey done by a qualified surveyor you can get a cracking deal, possibly the best in Murcia.  But as others have said renting for a while makes a lot of sense.

PS John - no I don't live there or have any connection to any estate agent there etc etc...

Ruth, As I said,   before you put a toe in the water investigate carefully. 

This is from a report from news letter sent to property owners in Spain. about people who bought legal properties but which subsequently became ilegal :-

'Save our homes in Axarquía have been finding difficulties in contacting the Junta de Andalucía, who have ruled that some 16 properties in the village of Alcaucín must be demolished. They say the building licences granted by the previous Socialist administration in Alcaucín were illegal, and some of which were on protected land.

Ruth, there's no hurry, so why not just take it step by step.  Otherwise you might miss out on what is for a lot of people a substantial improvement in lifestyle.

The advice to try renting first was good.  Perhaps spend a while in finding what you think will be a possible area and rent there for 6 months.  The cost of renting is currently very cheap you can get a nice 3 bed villa for €400-500 per month and this'll give you the chance to really check out the area and decide on the property and then thoroughly investigate the legalities and structure with professional help before you proceed.

Well priced properties are now moving, but very slowly.  The market is very different to the UK and there is lot's of excellent choices available and they all hang around for a while, so you shouldn't feel under any pressure.
