ADVISE ON PENTHOUSE IN DUQUESA PLEASE

Some advise would br great from anyone who has knowledge of this area. We are currently searching for a three bed, two bathroom penthouse and have registered with various sites, locators etc. After not receiving anything particulary inspiring, we had the idea of looking in Sur in English on line, took down some numbers and made some calls. We now have info on two promising properties but I am wondering if they are as good as they seem and which of the two areas would attract some rental (we are under no illusions about this - enough to cover community fees, property management etc. and a little on top would be great!) One is at Duquesa Suites fully furnished, 3 bed, 2 bath, parking and storage room good views etc. for 289,000.00 and the other at Riviera del Sol (Rancho) same as above but slightly bigger build @ 135sqmt plus 28sqmt terrace fully furnished for £275,000.00. They both look great from the photos that we have received via e-mail. The communtiy fees are more than we thought they would be - Duquesa around 2000euro and Riviera 2400euro. We know the coast reasonably well but not so these two areas.
Anyone prepared to voice an opinion - I would be most grateful!

Riviera very close to Fuengirola so closer to Malaga airport - considered perhaps a little "downmarket" by those up their own back passage - close to Calahonda in the opposite direction. Duquesa still very much a developing area not a lot there except the port but Sabanillas just down the road is very Spanish and quite a "bustling" town. Whether either will be cost effective will depend very much on you and how you work the rentals - you will need to be proactive and not rely on agents to get your property maxed out. I suspect it will be unlikely you will have much if anything on top assuming you are taking a mortgage - if not then they should pay for themselves with a bit left over if you work the rentals and dont plan to use it yourself in the peak months of July and August when demand will be at its zenith along with the sun.
In my opinion and no insult to those in Riviera I think the best potential for capital growth is likely to be west of San Pedro - thus Estepona and beyond - when the new overpass/underpass (if they can make up their minds) is complete at San Pedro it will make that end of the coast a much more attractive proposition and more accessible - if the much rumoured Disney project goes ahead - whatever it is (assuming it happens) then there will be steady demand for proerty in the Duquesa/Manilva/Sabinillas areas. Gib airport opening up to more commercial flights in April should also help to have a positive effect.
