Hi
Can anyone help me with this one........
Is there any rule on the size of a community pool and how many residents/people/properties it is supposed to accommodate?
We are a development of 127 properties and were supposed to get three pools in the Builders original plans, but ended up with only one.

That sounds more like your developer trying to save money. We've seen it before on various new developments.
Do you have all the original marketing material showing the number of pools?
Was it stated in the contract that you signed?
Claiming against the developer would be tough, long winded and expensive.....if they are even still in business!
Have you discussed this with your lawyer?

Yes we do all have our original contracts and marketing material that do state there would be three pools. I don't think we want to go down the claiming route as you say it would cost too much and we probably wounldn't get anywhere with it.
We all spoke to our Lawyers and they pretty much all just said "tough".
Do you think the one pool is sufficient in size for 127 properties

Our pool is approximately 4 mt x 9 mt and we have no seperate childrens pool, so they all get in with their floating play equipment and no-one can get in to actually swim !

There is a ratio of pool-size to number of people that builders use. I do not know if it is a legal requirement or a guidline.
Often there is a sign next to the pool saying how many people are allowed in.
However the ratio is calculated on the volume of water - not the surface area. A daft way to do it.......it is not as if you can stand on top of one another.!
This is why pools on communities, especially where space is limited, are often very deep.
