Having struggled through " You and the Law in Spain " I still cannot find the answer to a number of questions with regards to Entidads especially when the development has not been completed due to Global Financial Crisis.
Major questions, if anyone can help
1. Is it normal for a developer to get a 75% reduction on Entidad fees for all residential land proposed but not yet built because there are no buyers.
2. Who if anyone would be expected to pay for undeveloped proposed commercial areas such as hotels and shops/restaurants not in place.
In our case approx 2/3 rds of the proposed residential dwellings have been completed with about 20% unsold and very little of proposed commercial development has been put in place this places the full burden of Entidad fees on a reduced number of owners, which considering economic climate is tough. Is this increase in fees something we owners just have to live with?
