Hi there

We are waiting for spanish mortgage offers from our IFA as we had one offer to take over the builders mortgage - subrogation mortgage, but cannot accept this because the fees are astronomical (approx 5500 euros) and ontop of that they are not offering the 70% loan to value that we thought they were going to offer.

can anyone confirm if it is usual for spanish banks to offer 70%, or not? we thought it was normal.

also, do we need to get a new valuation since we put the deposit down 3 years ago, and the property market has decreased in value by some 40%, so would we now be able to get a mortgage based on the builders original valuation? does anyone know how to go about getting a new valuation?

also, if the mortgage companies say no, does this give us power to bargain on the price based on the current market?

Hi all,

We had booked flights back in June for 20-29th December with the intention of spending xmas in our new property, and guess what? It's not looking like it will be ready! Our fault for being foolishly optimistic, but when you are told April 2009, then Sept-October at the latest, we expected to be in by xmas at the latest! We are only waiting for the town hall to issue the license of first habitation which is the annoying thing!

Anyway, we have 2 flights which are too expensive to transfer, so cutting our losses and offering them to anyone who would like them for the bargain price of £99 each (we will pay the £70 each fee to transfer names on tickets).

I guess I would rather someone benefit from our misfortune than Monarch taking all the money for nothing.

If anyone is interested please PM me and we can make arrangements,

I found your post very useful also so thanks for that. We are currently looking for a good mortgage deal through our IFA and although we have recently a bank account with Banco de Valencia, they do charge for debit cards etc... and we dont even know what they charge for transfers etc yet!

Could be one to consider for a new account and mortgage, so muchas gracias!

I saw the same on Calendar re. new destinations from Leeds with Ryanair but checked website and Leeds airport still not featured so not sure how you can buy the flights. Any ideas anyone?
