Hi All,
I’m in a bit of a fix with regards to the buying of a house. It relates, as usual, to land classifications.
I want to buy a rural house away from town, so I understand that the land will probably always be classed as ‘Rural’.
The situation I am in is as follows:
A certificate has come back from the ayuntamiento which states that the land is classed as ‘Suelo No Urbanizable Comun’. It seems from the certificate that it has been reclassified to this from the higher grade of ‘Suelo No Urbanizable Especial Proteccion’.
My lawyer says that there is no problem as the ayuntamiento has accepted that the house has a right to exist, however because of the land classification it would be almost impossible to get a mortgage on the property.
I am still waiting for an answer from the bank.
So my questions:
1. Does ‘Suelo No Urbanizable Comun’ mean that bank will not mortgage ?
2. I thought that ‘Suelo No Urbanizable Comun’ is the lowest level of ‘Rural’ land, if so won’t all the properties I see have the same problem.
