Electricity instalation. Having purchased a property 10 years ago, this story is totally true. the Builder ceased to trade just one month after we completed, Left several things un finished one of which was the electrical supply meter for each apartment which ment the supply was shared with the whole building, all the purchasers paid €900 in cash for the utility Meters to be installed BUT the builder failed to do this. So many Reasons, last one because he did not have a site for the Transformer. The cost to the purchasers was a high community fee to get this work completed. Now 10 years later we have been prominsed that the Transformer has a site at the cost of €80+ k. this information we were given last year of 2017. Now march 2018 and the work is expected very soon. all the purchasers has everything crossed to be able to control the cost of the electric we use.  Which should then reduce the Comunity fee to the correct level.

At the 2008 completion of our Spanish property the Notary refused to take the matching cheque from the Builder as he had made his cheque out to the wrong Bank account. The person who we assume was his wife had to go back to his office and collect another from the correct account.

We should of seen some odd we going on then, The cheque from the Builders account was to match our final payment and gaurantee the funds for the uncompleted work which today is still not completed.

2 weeks after our completion the Builder ceased to trade. That was10 years in February 2018. this has been a great worry.

10 years and the community now have €80k for the Transformer to be installed. and the owner of the same Building that will also use the transformer for their utility usage  now expect our community to pay €11k extra for the instalation.

The Spanish owners of the empty building without any sold apartments,   are not playing fair, because without the Transformer which our community have saved hard for, over the last 9 years they will never be able to sell any of their unsold apartments. They seem to be looking for Charity.

Where are the Spanish Laws that protect buildings with a community that have worked hard and paid all the debts of that the missing Builder left, The Builders Huge electricity & water utility Bills had to be paid before we could get our Utilities connected. The Lift worked for one week and the lift company removed the working parts, therefore the upper floors have to climb three flights of stairs.

Be Lucky post. on 20/11/17 just shows how much the Spanish Law and Court's need a total update. We have waited since 2008. As a community, the Builder has not been found. Even though the company are still building under a different name. He did not turn up at the court to defend the claims against him.

Hi Ads, Sadly the local authority in all these areas must be all in the game as not one of them would take up the case of many thousands of buyers in Spain that have the same problem. The Spanish LAW needs adjusting. to protect the purchasers who just love Spain but end up loosing their savings of many years even though they have paid the taxes on all they have earned during their working lifetime. Having purchase and completed in February 2008 and use a lawyer to do a legal work like all the other people in our Complex. we do have a property with the legal deeds obtained in March 2008 when we visited the office of Idearco in Alicante Spain. This lawyer did not do the work he was paid to do as the Builder ceased to trade a week after we completed.

The Builder Architect did not complete all the work on the Complex of 44 apartment in Rafal but left us with several problems like unpaid bills for all the utility services + the lift which has forced very high extra costs to be paid to get the utilities needed. Our community fees have been €80 a month. So much of the uncompleted work is still waiting to be done. Our comunity fees were reduced to €60 a month because the funds saved by the community will now pay for the Electricity Transformer long awaited and still we wait for the site of the Transformer to be confirmed.

March 2016 we were told that on a small claims court were unable to go any further with the court case. We then paid more fees for the new lawyer to continue fighting our case.as a community. We have now been told that the Builder Architect has disapeared. We would like to know what the next steps are. The Builder Architect still owns many of the unfinished shells that were not completed, Has never paid a cent in community fees. and owes the community thousands. Where do the good clean living bill payers go to next, They have kept this unfinished complex going at great cost  But the Spanish Law seems to ignore the plight of so many lovely people, several of which have sold on at a loss. 

The Spanish LAW seems to be in such a mess that nothing is sorted. Perhaps this is why many of the complexes are in such a mess. 10 years in February 2018, which means we are 10 years older and missing the peace we dreamed of in 2007 when we paid our deposit od €10k. This has caused many of the original owners to sell at a very low price which is OK if you have a morgage because the bank will take back the property. We used our life savings and do not wish to loose what we had saved all our working life.

We still wait for Spain and its Government to stop the fraudulant actions of all these evil Builder Architects continuing and also The called professional Spanish Lawyers & Builders cheating thousands of good people and the lives they wished to be living. Without the worry and problems that still continues. 10 years later. We know the Builder has a Huge Yacht and lives the life of riley in some other corner of this wonderful world. But who is he paying to and what Is the EU doning about this problem.

Millions of half built homes in Spain but Builders are still getting permission to build more. Wake up call to the Spanish Government. You have a wonderful Country please look after the good Bill paying property owners that came to Spain to spend their Hard earned Pensions in you Wonderful lovely country.
