Yes you are right there are good sides to Camposol and as I have stated there are also good properties there. My business is to help buyers to avoid mistakes when investing. It can be very difficult for a buyer to understand what they are purchasing. I have met numerous people in Spain that have lost their dreams and money by buying the wrong property because they did not have a survey. There are lots of good property examples available and making a bad investment can be avoided if buyers take care.

I am a surveyor with extensive experience of Camposol. It is true that there are areas of Camposol that have not been affected by ground movement or recent flooding i.e. there are some good properties on Camposol, but, read this carefully..  it is also fact that there are various zones and entire roads of houses that suffer significant ongoing structural movement. I am acting as expert witness for a large group of residents for a structural damages case that will be heard in Madrid courts. A second group action of more affected residents will commence in early 2015. Some houses have been abandoned on Camposol. Some buildings insurers will not insure on parts of Camposol. Homes from Hell have featured Camposol in two of their programmes.

A few agents in the area have avoided taking on houses in bad areas, others are actively promoting properties with serious structural defects as 'bargains' on the very streets where many action group members live.

Anybody thinking of buying on Camposol should seek independent professional advice so as to confirm if you have found a good example or a bad one. You have been warned!

There are lots of properties on Camposol (over 4000) many are in good condition, others are not (some extreme cases having been evacuated). As with all property purchases you should have your chosen property inspected by a qualified Building Surveyor. I have carried out many structural surveys on Camposol, having personally crawled under over 80 properties there and I have a good understanding of the build method and what to look for. Some zones are built over very deep clay (as confirmed by Geotechnical bore tests) and suffer what is generally slow (but occasionally rapid) progressive structural movement issues.

A structural survey is always advisable when buying in the UK and Spain.

I am pleased to see your posting on this Lizh.

I had a client this week cancel a survey because the agent had told them that a house was 'still under the 10 year guarantee', when I sent the client an article on just how worthless the 'guarantee' can prove to be, they re-booked the survey.

The only way to minimise future problems even on newbuild properties, is to get all defects assessed and corrected prior to paying final monies over to the developer. If the developer won't correct issues in order to complete the sale, they are hardly likely to jump to it post completion. Last week I witnessed a developer refusing to carry out just €1000 of relatively minor repairs prior to completion and final payment on a E600k villa. I have other clients taking the same developer to court for ignoring defects.

Buyer's should not be bullied by developers or agents, and developers and agents should realise that the 'bad taste' left with many purchasers (and their professional representatives) will result in very negative publicity and be of detrement to future sales, costing them far more in the long run than it would to have a couple of competent subcontracted workmen putting things right and keeping the buyers happy.

If the damp is ongoing (following initial 'repairs' and drying out), and especially if mould is evident, non habitable status might well be proven. It is important that you have given the builder opportunity to come back and repair again i.e not refused them entry for example. It is common for condensation issues in many new properties even when leaks are not present , and electronic damp meter testing will help to diagnose issues. Severe damp would also render electrical installations unsafe (again a risk to habitants). Do you have other issues (not included in your first list), that would affect habitability?
