We are currently looking at buying a property in Murcia. It is understood that the property has the license of first occupation. However the property has been modified significantly compared to other properties in the neighbourhood. Just wondering if to put the deposit down or wait for solicitor to confirm if modification have approval. what is the implication of buying a property that has been modified without approval? can permission be sought retrospectively?

I  just did one in ireland few weeks ago. I am assumimg it will be similar in the UK..

• Got instructions from Solicitor and copy of the Notary
• Solicitor sent POA to our nominated Notary in Ireland
• Booked Appointment with Notary (Notary explained process, cost and Implication)
• Signed all Pages of POA
• POA Stamped and signed by Notary (Both English and Spanish versions)
• Passport Pages attached to POA and signed by Notary
• POA must have the Hague Apostile (which was done at the Foriegn Affairs)
• Posted Back to Solicitor in Spain
