I actually think your example explains the main problem very well.

A lot of owners assume that having a management company automatically means the property is being properly checked, but in reality it often depends on the person doing the visit and how seriously they take it. Your example with the roof tiles is exactly the kind of thing owners abroad worry about — small issues becoming bigger problems because nobody reacted early enough. Good neighbours are honestly invaluable if you have trustworthy people nearby. The challenge is that many overseas owners do not know anyone locally, especially in areas with many holiday properties.

That’s why I think many owners today are really looking for reliable local support rather than “traditional management agencies”.

Many properties in Costa Blanca stay empty for long periods while the owners are abroad.

From what we see locally, small issues can become expensive surprisingly fast if nobody checks the property properly: leaks, humidity, unfinished works, contractor problems, electricity or AC issues after long periods without use.

Most owners probably don’t need full property management. Often they just need someone reliable nearby who can occasionally check the property, spot problems early and organise help if something goes wrong.

Curious how other owners on Costa Blanca handle this while living abroad.

I think the issue is not “agency vs neighbour”, but how the property is actually checked.

Many owners had bad experiences because things were simply not properly verified on site. In our work in Costa Blanca, we focus on real checks:
• physically inspecting the property (not just “quick visits”)
• identifying issues early (leaks, AC, damage, access problems)
• coordinating repairs when needed
• sending clear photo/video updates after each visit

For owners abroad, the key is not just “someone has the key”, but having someone who actually takes responsibility on site. Otherwise small issues easily turn into expensive problems.
