As stated previously you can ride a bike up to 124cc on a provisional UK license as well as a full one, I am aware that a theory test needs to be taken but only if you are applying for your license here not if you already have a UK provisional or full license.

You can ride up to a 124cc on a UK provisional license here anything bigger you must take the spanish driving & theory test.  There are no lessons required to ride a moped here but I do know someone who does a road safety course for riders which is similar to the CBT which familarizes them with their bike, the roads and road signs etc.

 I am led to believe this was the Gentlemans name? Malcolm who was suppose to represent the Developer.

 We where told later he was an owner, WHY was there no one from Mr Saudis office there to represent him.

How friendly is Malcolm with the Promoter / Developer.

We totally understood why the developer could not be there at that time, due to a sudden family bereavement.

Malcolm  was preaching about being a community and not breaking pathetic rules,  I have personally  been shown his breaking of the community rules, ie a conservatory added to his utility, on block three at the far end, what did he think, one rule for him and one for us, we have all seen this before.

 We where wondering where the permission came from for that, who did he get the permission from.?

I believe Malcolm would not have gone and broke a rule.?

We do not have a licence yet how can he do this? and can it affect our Urbanisation from receiving our licence, I have a conversation with my lawyer he has told me we cannot do this until the licence is in place as we may not receive it because of that.

Our lawyer stated it was a closing of a room, more sqr metres added?

Also this changes the Architects design and we are led to believe we have not got the licence because 65 sqr metres has been added without permission.

What on earth is going on.

We are under the impression Malcolm may be a friend maybe a friend of yours Patric can you  send him this email we  would like to know the answers to that question as my wife has stated she wants this also but we have been informed from the Developers office to contact the Administration and they finally answered me stating we cannot.

I would like some answers. Who do you know that we do not and why is it, that you seem to be able to get emails and reply to your phone calls immediately but the rest of us cannot.

Deborah and Francisco do not reply unless it is a suitable time for them.
  2009 is probably the right Year.

As for the Agenda , most people had never received it and it was not presented well or correctly.

Maybe a school teacher is what we need god knows but what we have at present is a farce.

As for his high moral standing we cannot accept his behaviour to some of the owners

I was told he insulted two women at that meeting and one he swore at under his breathe, which was witnessed by my wife and many others.
This attitude was disgraceful  from someone , we believe has represented himself as someone we should consider to be on the board of our community, who is of high moral standing, maybe his wife who I am led to believe from my wife  is a teacher, then i suggest she starts at home.

My wife kindly informed me of what went on and I have been told by many others who where at that meeting, if this is all we have to offer. God Help us, there would be no point going to another meeting.

I believe once the licences are in place if we can muster 26% of the vote we can ask for another AGM.

I personally could not make the meeting but my wife actually made it, i had work commitments i could not change, we where informed by a neighbour and they where informed from Santa Maria Developers office.

It is a pity the girls in that office where not the administrators we would get more done.

We will be contacting more people to see if we can organise an earlier AGM as another 12 months of this farce we do not want.

A better community we all agree is what we want and desire but pleading ignorance we cannot have or accept anymore.

By the way maybe Malcolm can get the lifts working from England as you cannot from Spain i know i have tried all since last week.

It seems this gentlemand had not received a good management team, these things do happen but referances are needed, they should have signed and inventory, but some Agents rent your property and then they say there businesss with you is over, we do not agree and we are a Agent ¨s and a Management Company, but some people here misunderstand, the two.

Some Agents policies are to rent and do not want to Manage incase this situation happens, so they think they have a clear conscience as they walk away , when there commission is paid to them, a lot of people think they do not need a Management Company, but they are the ones who check on the client and the property , if your tenant does not pay 7 days after the due payment  date is due, you contact the Management Company  and ask them to have a quiet word with this tenant , not by phone but face to face,  as soon as possible, no one wants a Management Company on there door every month asking for money.

Some times embarrasment helps, depending on the tenant, there is always a way of getting the tenant to pay up, including cutting the supplys ie electric, for a short period, but there are criminals out here who do this as a business and these are the ones you usually are suspicious of , as we try to find out as much as possible with other Agencies and Banks, schools where there children are, regarding referances, you have had a bad situation, hope fully this has not put you off,.

Never solely use an Agent, make sure the Management Company provide a tenant before the Management as this is another thing here the Managements promise to find a tenant and sit back on the money you have paid for Management, some here charge a fortune and for what?

Remember, you want them and they need you.

They are the ones who work from month to month and they would not want to loose you as a client., so they are the ones you should have and see if they can get the tenant first and tell them they will have the Management then. Also have the Management in your area not a very large one miles away, a small community talks , Agents and alike.
