Am I correct in assuming that the service charges would :

1. be subject to IVA @16%,

2. excluded any utility bills i.e water and electricity.

3. be in addition to any council Taxes due on the property, if this is the case do you have any idea on the proposed council taxes for properties on the development ?

 4. Rollandsbb makes a comment that ownership costs would be £1000pa, is this incluive of everything ??

 A relatively new development by Atlantia Builders, Fase 1 of 4 now completed, situated in the small 'village' of Isla Plana on the coast next to Peurto de Mazarron about 30 minutes along from Cartagena. Build within walking distance of the beaches yet on the immediate backdrop hills that give such panoramic views of the sea and mountains. Its a gem. Just got our apartment keys.

The area is brilliant, brimming with Spanish holiday makers in July and August thus creating the lovely Spanish family atmosphere on the beaches and in the bars well into the night, quieter during other months, close to the rugged countryside and a fabulous Mountain backdrops. Lovely beaches and interesting coastline.

Its a world apart from Camposol - mention in another thread and on the coast wheras Polaris World (close to Alhama) is some 20 minutes inland.

If you are looking for properties this area must be worth considering.

This is not about knocking Camposol, its about realising what potential buyers and visitors are seeing and thinking in a competetive market, Its about trying to encourage those on the urbanisation to move on from complaining on the numerous camposol websites and to get them to unite and pressurize organisations that can carry out remedial actions, its about standing up for your urbanisation by taking action.

There has been an immediate response on this website as soon as the earlier negative comments were spotted but that will soon die away and nothing will be done to resolve the problems.

Its about trying to prevent the the area further deteriorating while all involved wait for Masa, the Town Council and others  to respond, in their own Spanish timescale, which to date has been notably slow.

There are many areas where the infrastructure is build first, this was not the case on Camposol. I support that there are pockets where it can be good to be on Camposol, but there is a lot to be done and not a lot happening.

I have visited the many Camposol websites and can see a great deal of support for the area, however, purchasers may be very happy with their Villa, their neighbours and their street. The issues mentioned on my posting 13th November are:

a. Real and mentioned by potential purchasers, the Villas are of prefab type contruction and tend to be high maintenance properties and do visually deteriorate if neglected even over a short period of time.

b. The infra structure is getting worse, it has deteriorated in the 2 years I have owned on the site and the and the previous 3 years that I have regularly visited the area whilst building took place, too many empty villas, too many on the market forcing resale prices below what owners have spent on their property, poor roads, poorly designed commercial centre etc etc

c. Many remain worried about the touristo classification issue, this has been rolling on for months and may go on for years but at the moment appears to be going in circles. Owners of the effected property appear to be being made aware of the issue in an adhoc manner so the same questions and reactions appear time and time again, lots of hot air but no progress

The groups that could help to bond owners into forming action groups to rsolve the issues seem to spend their time and efforts in-fighting with each other rather than achieving for the good of all concerned. In all yeas there are lots of little oasis but the bigger picture is not a pleasant one.

 By all means post your supporting messages but it cannot stop there. There is no quick fix to every problem but there appears to be no fix at to any problem.

I am sure that many living on Camposol enjoy their villa and their lifestyle, however there are still issues and in addition to the 'marketing' and support by those with positive views, surely the residence need to apply pressure on those able to resolve these issues.

There are some problems with subsidence, there are many villas with poorly constructed garden walls where many are cracked and rendering falling off, the roads are in poor state, lots of property for sale should also send a message. No certificates of habitation, few title deeds, whole streets with a 'touristo classification' unbeknown to the owners on purchase. no mains electricity on some sectors after lengthy periods, electricity cuts occur regularly when the generators run out of fuel, no street lights on other sectors, no cables broadband on A Sector. The B Sector Commercial centre is a concrete eye sore. The list is lengthy and not easily resolved. Buyer beware.

By all means support your community but I would suggest that action is also required and this will be difficult with the difference of opinion between the Sectors and any committees.
