Hi Jane.
I was over at Costa Galera last week and was told that phase IV should be finished April 07.It looks like they are getting on with them so it could be correct.
Does anyone know when the golf driving range should be open?

Hi Jane, We're in Phase 1 Bloque 1 and have been there for nearly 3 years so got ear to ground. Plenty problems with all aspects of everything,but just to start did you know that although golf has been technically playable since July, town hall won't grant permission as it is communal "green area" and meant to be for municipal use of all, not just so Albayt can charge for use! Legal battle is in progress.
Could go on for hours with other well hidden horror stories.

Hi all
I have an apt in Ph1 and it has been described as the worst in complex by Labaro Technican, i have had damp and leaks for over a year now. They have just replaced my terrace over kitchen but water is still leaking in, kitchen stinks of damp now. Worrying as Labaro said in latest mail that buulders left site 10 days ago and 2 small companies are finishing off.... My damp has spread into everyroom in 3 bed duplex, also my plating area had to re-cealed as water was leaking into apt. I have to say at least they have addressed problems and are trying to fix but it's been over a year as i needed to wait for rain to show probs didn't go away.... My other worry was over 2 years ago, 3 bed, 3 bath were selling for 365,000 in sales office, lukcy i bought off an investor, as i met a couple last month who just bought in Ph1 same apt for 320,000 - looks like complex was over priced, big time... I aslo gutted that hotel has not been built and land was sold, im now looking out at waste land and new apt being built in La Galara Park, also another complex that has been sitting there for over a year and nothing doing.... I love coming out and being in complex, have not used CC as yet but might over xmas time, always looks dead when i pop dowen.... Ph4 sold out ages ago but Labaro still own many in Ph1/2/3.... Happy xmas to you all.... Rob Ps. I heard that the biggest shopping mall in Europe is going to being built behind our hills....

Hi Rob hope all sorts out for you re problems, it is uplifting to hear that they are at least trying to get things done for you. Sad that that the hotel is in question.
The shopping centre sounds good though have you any other details re this or photos of the development at present. Have not been out for a while and would love to see some.

Hi,
Just reading posts and all sounds a bit worrying. Is it definite about the hotel not going ahead. If so, I can't believe all the BS that they put to you to get you to sign on the dotted line. We are in Phase 4 and would be happy to sell our 2 bed 2 bath apartment before completion the way it all appears to be shaping up.
It seems to have been ages since anybody posted any piccies - anybody got any ??

Happy New Year to you... I have just come back from Costa Galera, spent a nice 10 days over there. Nice weather and enjoyable break, complex was very quiet, actually dead, maybe 5-10 apts had people in them...We used the Country Club Spa, 20 euros for happy hour, 12.30pm - 4.30pm, good value and had a nice time... Ph4 is built and walls are painted, garden area is being formed and i'd say in afew months all will be complete...rest of complex is finished and looks great...some apts have terrace problems like mine and are beind relaid... Hotel is a 100% - No no, land was sold and is fenced off, area is just overgrown with wild plants, shame really.... Shops at road front of ' La Galera Park ' - are complete, just need to rent them out, they have put up a sign for rentals, still no sign of people moving into that complex though, there gardens are overgrown and pools are full of dirty water, it's been like that for over a year, 2 apts have people living in them though.... ' La Galera ' another complex of right of Costa Galara is under way and sales office is open..... On left a us is another complex, left of Phase 1 and there on there last phase, looks real nice, also a new restaurant is open at roundabout, very nice food... As u drive down to Country Club there are more aptartments being built just up the hill, sadly all these complexes use both road entrances into Costa Galera and roads are all muddy...this will go on for a few more years as yet.... Across the hills behind Country Club and near mountains is a huge complex, i have been told it will be largest shopping complex in Spain, also there are 2 more Golf complexes being built in area, one near Toll road behind us and to right and other at Caseras.... I don't have any up to date pics of complex, all i can say is it looks great and is one of the best complexes i have seen in area....and is 99% finished....gardens look great and are looked after very well... Thanks for response and your views. It sounds like our completion for May 07 looks on schedule then. We are due for a break in Marbella in April so we'll certainly see a difference. How did the 3 hole golf course/driving range look ?

Golf course is finished but i hear that council will not sign it off unless it is open to public, im not a golfer but the 3 holes are so close together it looks silly and will only benefit total beginners, the range is much larger though.. I take it you have bought in Ph4, there are two sections and i hope your NOT on corner of last section nearest to CC as the back off that is only a 5 -10 feet from large wall that holds up gardens in PH3...you should be getting your own pool from plans i saw... I might be over in Feb and will take some pics of PH4 and add them on here for you... Regarding mortgage, check if your tied into builders mortgage, i got a shock to find it was only 15 yrs long and was going to cost me 1500 euros a month, that was back in 2003, so with rate rises would have hit 1700++ - i ended up using a UK broker in Spain and they got me a mortgage with Halifax Banco in Marbella, no charge as bank pays them, prob is you have to pay fee for cancelling mortgage, fees for new one and notary fees etc etc, cost me around 7000 euros... Spainish mortgages are cheaper than UK but dear for Euro, i pay 4.75% My maintenance charges are 151 euros per month....for a 3 bed 3 bath Duplex... Water charges are OK.. Electric is around 20 euros per month just to be connected... Anything else i can help with give me a shout Cheers Rob

Hi everyone hope you have all had a good christmas. Thanks for the comments it seems to be quite good. Disappointed about the hotel. Does anyone know what is planned for this space? Like the sound of the new shopping complex better not tell the wife!! When is it supposed to be completed?
I keep trying to look at photos but when i go into dates there is nothing listed. Can anyone help me on this.

Hi folks,
I have just subscribed to this forum and am soon to be the owner of an apartment in phase 3 of Costa Galera. Like most of us i am also disappointed that the specification laid out in the hard sell is not to become reality. I did question with our lawyer that this was a breach of contract as the developer was not delivering what we agreed. Didn’t get anywhere though as all the publicity material is marked that it is not a legal document. A well, weather in Ireland is rubbish. Have to have something to look forward to. Just need to get time of work now.
Does anyone know if a license of occupancy has been issued for the development? We are being asked for it by mortgage providers and our lawyer doesn’t seem to think it is required.

I see you went with the Halifax. Did they request a licence of occupancy? We had an agreement provisionally in place with them but it has now expired.
Has anyone considered listing their apartment with the onsite management company for rental? Does anyone know if their rates are reasonable, or, are there any recommendations for alternative companies with a track record?
Good to share our info.

Where you from in ireland, i have been workign in Dublin for last 2 1/2 years, i thought weather was OK :-)
I have a mortage with Halifax banco in Marbella, had no problems getting one...
On-site management are not really interested in renting out at moment unless it's long term. i.e 11 months, due to all building going on they said people were not interested, also renta price had dropped, they 1st said 1200 week for 3 be3d Duplex but now say 900 - 1000 week or 900 - 1000 Month, take of there fees, cleaning fees and your not left with much..
I decided to leave renting until Ph4 is complete and gold has been given a license from town hall, they have delayed it as abaro want it for residents and club members but council say anyone should be able to use it...
Just to let you know i pay 151 month for maintenance fees...it went up 1 euro a month last year, waiting to hear about this years charges...
