Dear All,
I have uploaded photos of the Casa Toro site which were taken by a contact on 2 December 2008. Click on the Photos link above and then select Edificio Casa Toro. As you can see, they have a considerable way to go, despite the delivery date being end June 2009.
My contact's view is that there is more than 12 months' worth of work to go, so they are unlikely to hit the deadline, even with the 6 month grace period allowed under the contract / bank guarantees.
There was not much sign of activity at the site a couple of days ago.
I have also uploaded a couple of photos from 11 June 2008. Comparing the two sets, I'm not sure that they have made a whole lot of progress over the last 6 months.

Latest I have heard is that they have had problems with their builders. I understand they have replaced them, but even if they start work again (which I am not sure if they have or are intending to), the development is likely to take over 12 months to complete given the current state of progress. I am trying to get more information.

Has anybody contacted the developer (Cmalaka) directly? Not sure you'll get a straight answer, but might be worth a shot. Details below:

I have just spoken with the promoter responsible for Casa Toro, Comercializacion y Gestion Inmobiliaria (www.malagahouse.com).
The person I spoke to told me that they stopped work for 1.5-2 months in November / December as they were forced to replace one of their sub-contractors who was experiencing financial difficulties. As a result of the sub-contractor's financial problems, they were struggling to pay their builders and so demanded that CGI paid them upfront rather than in arrears. CGI refused and found a replacement sub-contractor. This took time and required clearance from the mortgage bank, Cajamar.
The person I spoke to assured me that the development would be completed on time, i.e. by May / June 2009. My contact on the ground, who visited the site back in December and has several years of experience of selling off-plan developments, says there is no way that they can hit that deadline.

Hello all.
I've just found this forum after googling casa toro and I am very interested to know how things are going.I have a 25% deposit on a 1 bedroom apartment with Andalucian dream homes as the agent.It sounds like there are problems with the building of the development.If anyone has more information,please post.

I've just had an email from ADH,saying the MD of Casa Toro has been onto to them after receiving enquiries about the work stopping.He has said work is continuing and the project is on time.

A contact of mine was at the Casa Toro site last week. In his opinion, there is no way the development will be completed by the end of June, which is the deadline. Having worked in the industry for many years, he thinks there may be as much as 9 months of work left.
The developer is telling everyone that it is on time and I suspect even encouraging lawyers to tell their clients the same, but I have serious doubts. My lawyers contacted me within an hour of me asking the developer about progress, which I find suspicious.
I suggest people contact the developer through their website www.malagahouse.com and ask them to send recent photos of all sides / views f the development. I received some photos but they have only provided certain views to give the impression that work is more progressed than it is. I am trying to get some more from my contact.

Hi. We have been contacted by our lawyer ( Lawyers of Spain).
She said the development is on schedule and will be finished in the next quarter ie. by end of June.
She also e-mailed us requesting payment details and asking if we need a mortgage.
As we don't live in Spain we were wondering if anyone has visited the site recently. We are anxious to know what stage it at. There have been conflicting reports on the forum over the past few months.

We are going out in a few weeks so will hopefully post some photos on the site.
We have also been asked for the money but are not going to make any further committment until we have ensured the build is completed and the occupancy documents in place. We will also be carrying out our own snagging of the property and re-snagging the property again before sending any more money.

We visited the Casa Toro site last week but could not talk to any of the builders on the site because there were none when we were there. There has been some more work done on the site, see photos of the quality of brick laying,.
There is still lots of work to be done and if there are any of you with Spanish surveyor contacts I would be interested to see their comments on the photos of the lintels above the doors and the method of stacking bricks at various angles!.
I have emailed the developer asking for written confirmation of the completion date but they have not responded. Has anyonwe else had any responses?

Thanks for putting the photographs on Nigel.I have not heard from the developer or LOS for well over a month,although LOS informed me in February that completion was expected during the second quarter.

I have emailed LOS with one of the photos and also gave them the adrees of this site in case they wish to look at the photos. From my opionion I am guessing that tthe developers are still about 6 to 12 months away from completion, perhaps this is why they are ignoring my emails requesting an update. !!
