Hi Joan,
I am puchasing on Las Higuericas and have received letter from the developer explaining about the new building regulations that come into force from the 1st of January 2007, however they are going to include all of these new specifications free of charge to all of their clients that have already purchased with them !! I believe the solar panels are as a back up for the domestic water system only, the central heating is operated by piped gas. The houses are also going to have higher quality insulation and a lightning conductor. Apparently the rest of the properties are due to go up in the very near future between 5 and 10 per cent, which is good new for us that have already bought !! Are you buying on Las Higuericas ?

Hi Ruby,
You mention the central heating will be supplied by piped gas - do you know this for certain? Most central heating systems in rural areas are run on bottled gas.

Hi Jeff and Joan,
Yes I am certain that the gas is going to be piped and not individual bottles as normal, however I did call C/G this morning and they have confimed this to me, and the solar panels are for back up to the domestic hot water supply which is fed by a gas boiler.

Do you have the option to use the solar power as the main source of energy and not just the back up?
I noticed on the fincaparcs site that all sales for El Romeral have been suspended, do you think it's because of the new regulations or has something dire gone wrong?

The Codigo Tecnico de Edificación, Building and Construction Technical code according to 314/2006 Act., came into force on the 28th September 2006 and must be implemented by all projects starting from 1st January 2007.
The Local Town Hall for each region have the authority to impose these new regulations with immediate effect, this has happened within the Hellin Castilla-La Mancha region. Cleyton Ges S.L. will comply with the new directive on the current Finca Parcs projects even though the infrastructure for Las Higuericas had started prior to this specified date.
The new technical code for construction will ensure a high standard of environmental improvements to the specifications of the houses:
- The hot sanitary water supply will have to be supported by individual solar energy units. This is not only good for the environment but also very cost effective, thus reducing energy bills.
- The houses will have thermal insulation to a high specification. This will help to minimize heat loss during the cooler months and keep the properties at a more stable temperature in the warmer months.
- Each property will be fitted with a lightning conductor for security aspects.
Also don't worry about El Romeral - probably just suspended because the local Town Hall are insisting on these environmental improvements and the whole project will need to be recalculated due to the extra costs involved.
