We have bought an appartment at the La Recoleta development, due for completion end June, I have browsed the La Entrada forum and I am somewhat concerned at some of the issues that have been raised, eg. Kitchens, Alarms/cost (the monthly charge was not mentioned), Pool temp etc. etc. I have no real idea what the community charge is likely to be, the response to this question, when asked, has always been a bit woolley to say the least. I feel we made the right decision in choosing this development, mainly because of the location.
We are going out during the easter break to sort out our NIE and have a holiday and have booked an appartment at 'La Entrada' This will, I feel, give us an excellent idea of what we are likely to expect before we are thrown in at the deep end.

Hi Brism.
I don`t think you have to worry to much. I have an apartment in La Entrada and feel very satisfied with my choise. The only thing that dissapointed me was the extra kitchen. I think the upper cupboards is included in the kitchen in LaRecoleta. My apartment is 85 sqm and we pay 100€ a month in community charge. May be it will be 135€ with the alarm cost.
In La Entrada there is a heated pool and of course it is up to the community to keep it heated all year, not the builder. It is a matter of cost. I think that there is no need for a heated pool most ot the year because every pool is heated by the sun, but in the wintermonths the pool should be heated and I think it will be. It is up to the commuity how many months of the year.
I am shure that Senorio De Punta Prima will be one of the best places to be on the Costa Blanca. I allready love it there. Fantastic Place.

Thanks for that, really appreciate some positive comments, we are really looking forward to spending our April break in Spain at Punta Prima.
All I need to do now is book a car and everything will be in place for what we hope will be a good experiance of what what can expect when we eventually have our own place. The phase we are buying does not include furniture so we will take the opportunity to have a look round the shops, anyone have any suggestions where the best place to go is? We would like to furnish in a traditional 'Spanish' style but we are fairly open minded, It's great to start from scratch with a blank canvas!

Further to my last post, I would like to get an idea of the TOTAL monthly charges we will have to pay, can anyone break this down for me please. Things like community charges, maintenance costs, electric, water, and any other charges that will be levied. As usual the agent and the builder skirted round this issue, for instance nothing was mentioned about the Alarm/security costs.
Any comments or suggestions on this issue would be very welcome.

I belive that the monthly costs depends how much you use the apartment.We have had our apartment for 10 months now, and there have been people there for 8 months ( renting to friends, relatives etc.) Our expences has been 450€ for electricity, 150€ in watercharges, TV which is about 20€ a months. Then there is Suma taxes which is a local tax and propertytax.
So, our monthly costs is community charges 100€, alarmsystem 35€, electricity costs 45€, watercharges 15€, tv costs 20€. I have not paid Suma yet, so I don`t know the cost and not propertytax.
So this will be, 215€ a months + suma, propertytax and maintenance. Maintenance expences I don`t know, but there is no need for that the first 3-4 years.If you say about 250-260€ a months, it will be close.
We bought our furniture at Masque Muebles just 200 meters from the apartment.The shop is at the Punta Prima roundabout.Very good service and good quality furniture. We got our furniture delivered 2 hours after we moved in. The people there is very nice and helpfull.

Hi, Thanks for the info, It is much higher than the builder and the agent said it would be. Only time will tell how the costs work out. We did not intend to rent out indiscriminently, only to friends and family and thus rental income will be minimal.

i did go out there in Nov, and entered into the works area, cos no builders around.
did you buy private or through an agent ?

Hi my husband and I have bought at La Recoleta, top floor block 12, we have a completion date of January 08. I am just wondering what completion dates other buyers have been given.

My wife and I will be in Punta Prima for a week starting 30th January 2007, if any other buyers are there at the same time perhaps we could meet for a drink and a chat, nice to get to know your neighbours.

Hi Johnspc, Nice to know that someone else is posting, we have bought at La Recoleta, 3rd floor in Block 8 (Faze 1) and have a completion date for the end of June 2007, we are going out for a week on April 3rd and staying in an apartment in La Entrada, mainly to sort out a few bits and pieces and prep ourselves for the move. Hi,
My wife and I will be in La Zenia for 1 week starting 11th March'07. We have purchased property in La Recoleta Phase 2, and was wondreing if there were any other buyer's visiting Punta Prima at the same time maybe they would like to meet up for drink/coffee. It would be nice to meet future neighbours.

I assume you're all checking hte La Entrada boards to make sure that the problems that we've had, you're not going to have with La Rocoleta. I would hate for you to go through the same issues. I suggest you follow up with your solictor to get confirmation in writing from the builder:)

I’m coming out for a week starting 13th June and would be interested in meeting anyone else with an interest in La Recoleta for a coffee or a pint.
I understand that it is normal for developments such as ours to have a residents committee, would not be a good idea to try and get something sorted sooner rather than later?

I’m not bothering about the kitchens just now, I’m hoping that after the fuss made at La Entrada the builder has learned something and gets it right with our development, I suppose we will find out as people move in to phase 1.
If you do get out there in June it might be nice to get together for a drink and ferret around phase one.

Hi,
We have just returned from Spain and our first proper viewing of the inside of our apartment at 'La Recoleta'. I Must say we were both very pleased with our purchase. We go out again in on May 22nd to sign and move in the furniture we have just ordered (hope it arrives on schedule otherwise we'll be sleeping on the floor!!!) The viewing was very short, we were only given 1/2 an hour to have a look, I took a few pics but most of my time was spent measuring whilst Anne took some video footage, which we haven't even had the chance to view properly yet. I have posted some in the shared photo area, 2 lots 10th April 2007 - 48359 and 01 Jan 2007 20169 - whoops didn't select the right date but they were taken at the same time. Some pics show the pool area and the other blocks, we are in block 8, 3E if anyone wants to say hello at some time!
It's not really clear from the pics re. the kitchen but there is LOADS of space and plenty of storage space, cupboards and drawers, I don't think anyone will have cause for concern. The Water heater is in a tall cupboard (not in the roof space as in 'La Entrada') in the kitchen along with the dishwasher. Having just stayed in an apartment at 'La Entrada' I must say that there is a lot more space in the kitchen and the rest of the apartment. This is no reflection on 'La Entrada' Gomendio have simply improved things.
BTW, the weather was very poor, it rained all week apart from the day we came back! Hopefully the weather will improve for our next visit!

The boss has notice that the kitchen in your apartment is walled of from the lounge and has a serving hatch, was this in your original plans?

Hi John, The apartment we have bought was more or less completed, we bought as a cancellation 12 months ago so it was already built so we have made no amendments or alterations to the plans. If you look at the plans for 8E you can see the solid walls, it would seem some apartments have more open kitchens and some enclosed, we really liked the layout of ours, there was loads of cupboards and storage space,
