Non residents taxes as explained by our Solicitor, this was the situation as of October 2009. I am not aware that our rates have been established yet, but according to this they will be backdated. We pay our income tax through our Solicitor :-
Once you own a property in Spain you are liable for two different taxes:
- The local rates (called IBI), payable to your corresponding Spanish council, once a year. Because, we understand, your property is a new built and has been completed at the notary’s office in 2008, your local rates have not yet been issued; and it could take another year or so for them to be issued. Please bear in mind that they will be backdated.
- Income tax for Non Residents. It is a tax, with a bad translation as it is not based on your income, which also has to be paid on a yearly basis, but to the government. We would, as your fiscal representatives, calculated said tax, inform you of the amount due and submit it on your behalf. The income tax for Non residents is either based on the cadastral value (which appears on your local rates) or on a figure given by the state (should the local rates have not been issued).
