Have just listed my apartment with a great discount. Its awaiting habitation license. and is top floor with sun terrace solarium. will sell the contract to the best offer. see the sales section playa golf 2.

Mark,  Not sure if you are aware but just spoke to Manuel at Parma consultants and if you cancel, San Jose keep 20% of of the 157K not all 47 deposit that you paid..... might help, work it out, sad situation i know, but not that bad when you look around and see some of the prices you can buy at in the same resort.

thats good news but I,m not convinced it would be easy to get back.

Just had a list of apartments back from an agent selling for san jose ranging from 1st floor no balcony or garden at 136,000 euro to 300,000 euro for a three bed with solarium and two terrace.

So san jose  are still asking top dollar and have definatly put prices up from when we bought. If anyone wants a copy mail me direct and I will forward it

Mark, all of this has made me very suspicious of prices and valuations...... I am still a little bit old fashioned in believing that the real price can only be what somebody is prepared to pay, or what lowest price the same item is available for in the market place now.

I think if you look at the furnished 2005 top floor tulipan available on this website, you get a guide where the market is and where you and I are placed....... best of luck selling yours, i've taken the cancellation route.  Manuel says it is very easy and straight forward should be concluded in a few weeks.  This chat room suggests that they are quite good, so i'll take him on his word.

My logic is detailed on instant access thread.... not sure if you agree, but it has made my mind up.

Couldnt agree more .Ive spoken to manuel and this has given me a 10% buffer on what I thought I would lose. I will happily pull the plug at that and let Gordon with his CGT relief , take up more of the slack.

As I have two booked I have asked him to investigate the possibility of switching one deposit to the other and completing on one. That would be interesting as it would alter the figures dramatically.

The only thing that would still put me off is the rental situation which seems bleak, and how long I would have to give it for the market to turn round . This would have to be an optomistic three and probable 5 years.

Got some sums to do on that one if he can pull it off.

Well its done.

Manuel has come through eventually and got me back 10% of each unit totaling 31400 euro. Im happy at this even though I have had a big loss. This coming back in instead of 150k plus all costs going out was the right decision for me.

looking at recent posts the rental situation is a complete nightmare . I am now free of all worries and can concentrate on my english porftfollio.

Unfortunatly I still have one unit at bahama bay completing in november but I am going ahead with this as it looks a better bet.

If anyone else has a bahama bay unit through IA please get in touch.
