We are due to complete later this month and seem to recall that one post had said that it took ages to get power connected. Has anyone else had problems with this or any other teething problems with the property or with Polaris that we might need to be aware of?

We completed in June and only had our gas switched on in September.  The electric was switched on in August.  I would make sure you visit site on completion and nag them.  We have found that if you fill out a complaint form you get this actioned more quickly. There were a few issues mostly cosmetic, that to be fair, they sorted very quickly.  The only way to get things actioned is to be on site or employ a management agency who can follow things up for you. You wont get anywhere by phone.  I must say we are very happy with our townhouse and cant wait to get back out there.

Thanks Karen, we're going back out at end of October when the 30 day snagging period is over so will keep fingers crossed but will bear your delays in mind as we were told all utilities would be up and running.

It was fine - all main issues had been dealt with and just a couple of minor items were dealt with whilst we were there. Also electric, gas and water were all working fine.

We have bought on phase 5 and Polaris are saying that it should be ready for mid February - March, can anyone tell me how long it takes from Polaris saying that it will be ready for completing, snagging and actually being able to move in.

The current stages and timescales for 'completion' seem to be...

1)Ensure you have got or arranged to get your NIE number...as you can't complete without it.

2)First snagging a day or so before the 'completion' date

3)The actual 'completion' date will entail legal signings of deeds etc with PW and the Notary,inclusion of first snagging items ....and the requests to setup to the utility companies for your services...and the setup of utility s/orders etc.   You should also get your keys.

4) Contractually (for what its worth) PW have upto 30 working days (6 weeks) from above 'completion date' to carry out the snagging re-work. During this time you are not allowed to put any items of furniture or anything in your property. You also will not have any utility services (Gas,Water,Electric)...this step seems to be a bit loose in actual timescales.

5) PW will arrange for a second snagging to review items remedied and complete the sign-off. (note: if you have not got any electricity,water or gas at this time you will need to defer for a later date for PW to arrange for A/C and Boiler commissioning - which cant be done till you have these). In theory you now have your property...but maybe without some or all of the utilities..so probably not usable.

6) The utility companies will install your services sometime after they recieve the request for services setup at your 'completion date' meeting. You can not request them prior to this as in Spain you need the certification of habitation..and you can not get that until you 'complete' .The connections seem to be very variable in timing...but talking to folks on LT it can be upto 2 - 3 months. You just have to keep chasing PW or your solicitor on these. Remember without electricity you have no lighting/heating/ac.

7) You also need to consider how and when you can actually start to get furnishings in.

So the timescales that LT owners have worked to is that you should not expect to be in a position to use your property for a minimum of 3 months after completion date.

hi everyone. i have just found this forum and am enjoying reading it. i am about to put  my deposit on a 2 bed appt on L T.  i was over last week and they gave me a completion date of mid FEB. not sure it will happen but it will not be long after. my question is when do you make the final payment. from what i have read it would seem that you pay before the final agreed snag. that seems a little strange to me. am i right in that.

dave...you are correct...that is they way it works.

You do a first snag a day or so prior to completion.... list the items agreed to be corrected...,the list of items forms part of the 'completion' (the legal signing) where you pay your money.    Legally the developer should correct within 30 working days...however there is always a second snag later on whenever the utilities have been connected to commission and test boiler, a/c etc which you can't do at first snag because there are no utilities connected. This could be several months after 'completion' day.

Over the last few snagging inspections that we have carried out I have come to realise the amount of information that we give out so I have now condensed this into what I call a completion guide which I am making available
 
The guide explains the snagging and completion process, explains the situation with utilities and includes all the useful phone numbers e-mail addresses and a few useful hints and tips
 
Also so that you can make the most of the time when you are out completing it includes maps directions and web addresses for the local DIT, electrical and furniture stores

We have an apartment on phase 9 Los tilos and last time we spoke to Polaris were advised it wouldn't be ready until May/June 2007.  Our contract allowed us if the property wasn't ready by end of 2006 to pull out and get our money back.  We never heard anything by that date so our lawyer went through the motions and apparently Polaris are saying the properties are ready!  However i have been told Polaris won't let our lawyer get into photograph them.

I have found out from various sources there are at least 20 other people who have cancelled in line with their contracts but Polaris are disputing them saying they are ready.  Looks like we are going to have to go to court!!!

 

Anyone got any similar experiences i am trying to get together a united voice and find people in the same situation, if we can form a united group it provides more weight than individuals against Goliath.  If anyone is living on La Torre and can get photos/video of Los Tilos then that would help as we are in the UK - that would really help.
