We are buying in Phase 2, ready in September (?) - Has anyone recently had a Phase 1 ground floor apartment valued? Would be very interested to hear what the value is coming through at. Many Thanks

I am also interested to ascertain current valuations.  We have a 2 bed 1st floor apartment on Phase I.  Our agent contacted Keymare and they stated these were currently priced at E190,000. 

However, I'm well aware this is a notional value and would be interested to hear if anyone has had a survey and valuation done yet to obtain a mortgage for this particular type of apartment (realise they all have slightly different M2 and terrace dimensions) as that would be more accurate.

Has anyone yet had valuations done for mortgage purposes?

Very interested to know what they are coming out at, particularly the 2 Bed ground floor apartments.

Having done my inspection last week, the bank is now arranging the valuation.

We were told by a Key Mare rep on the 1st June that they would expect a Ground Floor, 2 Bed, 2 Bath to be valued at about 195,000 Euros.

It will be interesting to see what the official mortgae valuations come through at.

Our duplex on phase one is being valued this week by the bank.  I will let you know asap. 

We have also  - finally - received notification of our completion date 2 July - we are delighted.

Just had a valuation done.

Top floor two bed apartment 180,000 Euros.

This is on Phase One.

Does the mortgage take account of the additional IVA which is on top of the valuation?

This sounds a daft question but my husband and I are not quite sure, if anyone could clarify we would appreicate it.

Hi

I sat down witrh my bank manager at Caja Murcia last week and she was able to give me all the costs that need to be taken into account including IVA stamp duty etc. I was going to ask the solicitor for this info but she tells me that they just ask the banks!

She said that all the costs could be built into the mortgage as long as the valuation was high enough to cover this. The valuation for mortage purposes won't include IVA.

We're waiting to hear on the valuation from Caja Murcia. It's also a 2 bed ground floor (facing inwards) so I'll post whatever they come back with.

KeyMare sent the incorret Nota Simple to our Solicitor so the bank went out on a fruitless journey.... However the surveyor realised that it was a duplex and not an apartment so he contacted our solicitor.  We are now waiting the outcome of the 're-visit' and subsequent valuation - which should be tomorrow. 

We are booked on the  ferry from Plymouth to Spain next Tuesday. We are driving down as we have acquired a load of 'stuf' for the place once we EVENTUALLY complete which is set for 2 July in Vera with the Notary.

Will post the valuation on the appropriate link asap.

Hope everything goes well for you - Enjoy!

Have you travelled down by car before? - would love to hear about the experience, just in case we ever decide to do it.

We have our flights booked for 17th August with Iberian from Heathrow to Murcia via Madrid. It is only a 90 minute stopover so we thought we would give it a try (no kids to entertain!). We got the flights & car hire for 2 weeks for £200 less than any other quotes.
