Hi my name is Sharon and I am seriously considering buying a property on this development. Can anyone tell me what made you decide on this development, when there seems to be hundreds being built in this area. Also, if I went on an inspection trip in the next month what would I find.

Hi Sharon, what I like about the development is the villa styles and the fact that they are mixed, i.e. not just rows of villas in a single style. Of course it is a bit remote, a bit quiet perhaps, but Murcia is not too far, and if further developments take place the facilities may expand. It's difficult to really envisage what it will be like when complete, it's a bit of a gamble, but you have to judge for yourself...

Hi Sharon,

I loved the design of the Roda we have  bought on plot Q2  also the fact that not all Villa's are the same and are surrounded by green areas, also the setting we thought is beautiful with historical interest and not far from Murcia  and the Mar Menor along with easy access Airports.

We too bought a Roda, and just loved the design.

In terms of location the price we paid for this villa is a fraction of what we would have paid for a similar 3 bed villa near to the Mar menor, even if one was available.

For a 4 bed on on 550m2 plot the price was great.

The Polaris world sites near by are significantly more expensive and we will be getting pretty much what they have on bigger plots, more space, and LESS service charges.

Yes its a gamble, but we are in right at the beginning and have to put up with a 5 year build. But i have been told in the year that the development has been launched prices have increased 10 times so far. (that may have been sales dribble, but it made me feel good)

The facilities on this development are going to be great, and with the new international airport about to be built, and the the others in jan havier and alicante. well we will be able to jump on a flight to any of these at pretty much anytime of the day.

Cant wait.

You gotta be in it to win it !!

Hi Sharon,

We were drawn to the development because the setting is beautiful, with mountains close by.  The historical site and also because of the layout with plenty of green areas, and when complete, plenty of facilities.  The other reason was because there are so many different designs of villas and sizes of plots, you can also choose where on the plot you want your villa placed, so they won't all be in straight lines. 

I don't think it is too far out from anywhere, 20 mins to the Mar Menor and approximately the same distance to the city of Murcia, and when the new airport opens we will be the same distance from that as well. 

I think because we are in there right at the beginning of the development and benefiting from the off plan price, it is worth putting up with the ongoing bulding work

Hi Sharon

We researched developments on the internet for over 6 months and received countless brochures and dvd`s from the various agents, however we came across La Tercia Real and decided to visit in March 2006.

We contacted that Agent where we had first seen LTR and he took us around various sites in the Murcia before we went to LTR, when we saw the development and location we knew instantly that we were buying in the right area, it was only the case of which property.....

We have bought a Roda located on P5 both for use as a holiday home, potential rental, a future life should we decide to move there and an investment for our sons.

We went back to Murcia for 1 week in the Summer and it confirmed we had made the right decision to buy first in the region, and second, further inland with options to visit Murcia, Cartagena and the Coast, at our leisure..

Our hope is that the Builder, PEINSA delivers to our expectancy and follows the plans as we have seen them.....we have no reason to doubt them as such, however for them it is business, for us it is a dream and hopefully a better style of life in the coming years.

We can recommend the agent if it helps, we experienced no sales pressure whatsoever, but whatever you do, take a little time, research the area, and make the decision you are comfortable with.

By the way, if you went now, you would still only see a few houses in build process, we bought without in March when only the PEINSA Office was on the land, however we were taken to the plots we were considering purchasing.

However, the development is surrounded by mountains and apart from the the brochures, the rest is down to your imagination !!

But, ITS GOOD FOR ADULTS TO DREAM.......

Hi all.

I have been selling with Peinsa for many years .(I have even bought the Calofornia) in La Tercia myself as an  investment, Very happy with return up to date. One thing you must remember as i have allways told past clients! this place will be a building site (or bomb site for five years but your home with this company will be fine . Murcia is an excellent area for living and to invest. Be happy all will be fine with Peinsa...John

Hi Sharon,

The reasons we bought on LTR where many....... the price is / was very competetive when we bought ( July 05 ), the setting we found had great potential (with a little imagination ). Also beacuase it is set in its own valley alongside United golf resorts, there will be no further visible developements, so it will not become awash with miles and miles of directly visible building projects. The villa designs appealled because of their rustic / traditional style. Depending upon your reasons for buying, the community charges should be cheaper because there is no golf course to maintain. The list for us goes on and on...lol

As regards the inspection trip.......like most things in life...i've heard good stories and bad, about different levels of sales pressure. Ask around and research for a highly recommended company to make it an enjoyable trip.

Make sure you give them good accurate information about your criteria and what you want from your property....that is all your agent can act upon, so they can only be as good as the information you supply. Ask as many awkward questions you may have to put your mind at rest, to help you decide either way. Keep all your key questions on paper, so when you get home you can phone other companies if you wish to cross reference.

From our inspection trip, our agent took us to developements that fitted our criteria, then when possible, would take us to another site that particular builder was completeing. This enabled us to survey build quality, or even look at the same villa on another more established project.

When we went on our inspection trip, Jane was very apprehensive before we went...when we came home she was the one pushing for us to commit to buying so.....
