Roda Golf New Owners

Hi everyone, I complete on my apartment purchase next Friday. Is there anything Roda Golf specific that I should nudge  my lawyer to look at that he may have overlooked?

also, how  I set up payments for community fees? Who do I contact at Roda?

any other advise for newbies appreciated.

Two questions! Have you purchased from Roda or is it a resale?

if a resale your lawyer needs to check whether there are any outstanding fees due ie community or entity.

you need to contact Resortalia to give them all your details and they will inform you of all you need to know.May I also suggest you have a survey done , important.

which phase are you hoping to complete on?

As Roho says, very important to get your lawyer to ask for a debt certificate from Resortalia the Administrator, especially if buying from a bank.

Also get them to check that IBI fees have been paid to Town  Hall.

Therecare a number of legal cases currently ongoing by various Communities against the developer on the basis of design defects on some of the blocks.

No structural problems but poor design has created external and sometimes internal cracks.

Check for any damp or leaks from roofs or above depending on your floor.

Resortalia should be able to supply you with all relevant info such as fees, bye laws etc.
