Anyone know if the other communal pools have been built at Las Kalendas and if any pressure as been put upon Procumasa to complete communal areas other than those near show houses
Any ideas on the community charges at Las Kalendas?

I was wondering when this would be asked.
The first sub urbanisation of the Las Kalendas site has it's first AGM on Friday 4 May. There has been a temporary committee and administrator running it since last October. They have not been able to make any real headway against the local officialdom and apathy of the developers.
There will eventually be three or four sub urbanisations.
At the moment the only community charge that we pay is twenty euros a month urbanisation subscription, but eventualy we will be hit by the equivalent of the council tax here in spain.
Rumers abound on site about the other pools, but I'm not aware of any real pressure being put to bear on the developers, which surprises me when you consider that people purchased propeties on the understanding that a pool would be nearby!
It is expected that the sub urbanisation will take over the only pool built so far.
The second green area ( alongside my property) will also be in the sub urbanisation and we have been trying to get it established but as with most things procumasa has been dragging it's feet!!

I am pleased I raised this point because people buying on Las kalendas need to realise that they need to put pressure on agents and developer in order to get the facilities on site because if a sub urbanisation prevents use of facilities it could cause a big problem.
I understand the commercial area which has a number of shops has been rented by one person which could prevent choice and competitive pricing. Especially when you consider how remote we are.
Do you know if cable has been laid to Las kalendas and Broadband available via

Something else that needs to be taken into consideration is that if or when Procumasa reduce the amount of Builds on Las Kalendas the overhaul community charges will rise to the residents of Las Kalendas , An estimate would be an increase by a third of what was expected. If the original properties with all the problems highlighted by Procumasa's original contractors i dread to think the communal repair charges on the build of the main pool that they built? I think Procumasa may have to put a long guarantee upon this item or communal charges would soon be swallowed up especially if snagging takes as long as some of the villas. So an important item for the committee will be a snagging list of communal area of the urbanization?

There are very few properties at Las Kalendas with telephone lines. Most of the cabling has not been laid/connected although our homes are all wired up.
We signed up with telephonica last October through Procumasa's office on site. Then we heard that all the applications were lost and they had to be resubmitted. Another neighbour tried to do it independently and she heard that as there were no substations built she had to wait.
Having said all that Telephonica have a bad reliability record, often going down for days.
I ,and a number of residents, use a wireless broadband (40 euros a month) that is acceptable for internet access. Telephone (skype/sip) leaves a lot to be desired, but there is a new radio phone system just available that appears to fit most needs.

It seems that a lot of thought has gone into this site by procumasa if there is no facilities then no one can complain on forums like this!
Does this mean that alarm systems connected are not really covered, it seems to me that Procumasa have there work cut out or should i say on Procumasa's past record it will be down to the residents?

What a waste of time!!!
The administrator was half an hour late in arriving!
It was decided to suspend payment of urbanisation charges as so little progress had been made. The accounts were in a mess because procumasa had paid in incorrect amounts for some tenants and there were some issues still to be resolved.
Even though Procumasa had been pushing for the urbanisation to get off the ground they have been less than responsive in answering questions or providing information. The committee have a meeting with them next week.
A decision on urbanisation rules was also defered as it seemed little point in pressing on with them!
A new president and vice president were elected to replace the previous officers who did not want to continue in office.
We expect an EGM to be called sometime in the future.

As normal anything to do with Procumasa goes slow, it is right to suspend all payments until the urbanizations infrastructure is complete that way they will have to do something.
So what do we have to do to get procumasa to do their bit in my eyes you cannot hand over to a committee or take payment until the infrastructure and all communal items are in placed and SNAGGED by an independant SNAGGER i believe we have one on eye of spain if we do not do this we will end up paying for what they should have done, we will have nothing to lose because we would have to pay if they fail to do it anyway!

After speaking to Procumasa on my recent trip to Las Kalendas i have been reassured that all 5 swimming pools on the original plan will be built if anyone requires a copy of the original plan please let me know your email address and i will email one to you.
Possibly the new committee being set up should push to get these built so that they can be self sufficient? Also if anyone knows the full committee including administrator please forward me details
I must admit i was pleased that Procumasa take the time to read these threads it is reassuring that they take their customers problems seriously?

Having just got back from a trip to Las Kalendas, I also was told that all green/pool areas will be built but they had to prioritise these with other ongoing problems, I found them very helpful and answered all my queries, but since I've been back they do seem slow to answer my emails.

Tried to have swim in the communal pool today.
It is closed because of a blue green mould in the water. We have to wait until next week for something to be done about it.

There was a gang of workers around the pool yesterday. I have not ventured down to have a look yet. Will let you know when I do.
The second communal pool is underway, with a proposed completion date of 15 July - why so specific I do not know!

Hi Dennis. I think the reason the proposed completion date was to let every body know what's happening and not waste time giving the same answer again and again, personally I think it's a good idea, if it happens is another question.
