Just a quick question about gardeners. We came out in July and thought our lawn and hedges could do with a trim but didn't see any gardeners doing any work. Came out again in September to another uncut lawn and hedges that were looking decidedly bushy, and in the 14 days we were there no gardeners came anywhere near us.Just arrived on-site to a veritable jungle!!!! Grass at calf height and hedges the bushiest I have ever seen them in the 6 years we have been on terazzas!!! Now I know we are short of money as a community but I thought the extra €400 I was paying was to keep the status quo I didn't realise we were paying extra and losing services or have I missed something? I've been out 5 times this year and the gardeners are always active on Phase 1. Cutting the grass, trimming the trees etc. The gardens are looking the best they have ever been. Picture of the communal gardens Phase 1-5 from July 2016:
I haven't seen any problems anywhere at Las Terrazas, what block are you in?
As an aside, did you know there is now a private Las Terrazas de la Torre owners forum to discuss community matters.

Eye of Spain has always in my opinion been a forum for open community discussion and I don't think a reasonable question needs to be debated on the "private forum" We are on phase 2/12 and none of the gardens or hedges in all 8 blocks have been attended since July. Maybe phase 1 gets preferential treatment???

There are well over 200 owners who are members of the owners forum. Many of the block presidents post there. There are fewer owners who post here. I know in the past the block presidents and phase presidents have been reluctant to engage in discussion of community matters on a public forum. I was just suggesting you might be more likely to get a response about the STV contracts on the private owners forum
As for preferential treatment for Phase 1. My understanding is that the Community are obliged by law to maintain all communal areas. Again, this information is all posted in the owners forum with links to the community Articles of Association, the Latest Resortalia welcome pack, the Horizontal Property Act, minutes from block presidents' meetings etc.
It could be that the private gardens of the penthouses are not communal areas and therefore not tended under the contract with the gardening contractors? It may be that the gardening company have just not completed the work? Either way, I guess the community presidents and/or the block presidents will know or be able to find out.
All I know is that the communal gardens in Phase 1 are regularly maintained and are in immaculate condition. I do not wander onto the private gardens on Phase 2 or 12 having been warned off by the security guards for walking there previously. The area is considered private property (with signs saying the same - propiedad privada)

Andrew,
I haven't seen any areas, communal or private that are visible from the road that meet your description above. I was last out in September. Let me know what areas you think need tending and I will try my best to get your problem resolved.

Thanks for the info Duncan. There is a public footpath that runs in front of the penthouses from block 285 right down to 293. There hasn't been any lawns cut or hedges trimmed since July . I do hope people aren't going to be stopped from using the footpath like you were as it's nice to see new people and maybe have a chat. I have had a private message from the terazzas president who is looking into the gardening issue, but thanks for your offer of help. Andrew.

Hi Andrew,
Good to hear that the president has been in touch. I was also contacted via PM by another owner with issues in respect of tree pruning around phase 2. The president asked me to post a response to both issues on the owners forum which I have done. It can be found here. Let's hope it is sorted by the time I am out in December. I'll take some photos and post here, hopefully I won't get caught by security
As an aside, with respect to the security guards, I was standing on the path between block 271 and the golf course and was taking pictures of the block for a friend who was buying there. The security guards saw me and came over in their buggy asking what I was doing etc. I told them I was an owner on Phase 1 and was taking pictures of the block for a potential owner. I was told it was private property and shouldn't be there.
Not overly bothered to be honest, I tend to cycle round the roads rather than the buggy path. Good to know that security are as vigilant as ever though.

We have walked around all the footpaths and blocks in all phases recently. The gardens of all blocks, private or otherwise, look to be in good order. The only exception is the newly laid turf for the unfinished block which looks like, well, newly laid turf! All looking good and the gardeners appear to be doing a fine job. The gardens at the entrance and around phase 1 are looking very established and well tended. A credit to the resort and giving a good impression.
Security are doing a sterling job. We have never been challenged walking all around the perimeter or any of the footpaths. We have never ventured onto the golf course. I wouldn't mind being challenged, as they would only be doing the job we pay them to do. All in all, we are very happy with our decision to purchase at Las Terrazas de la Torre!

They might have just thought I was looking a bit shifty because I was taking photos of the block and the views across the golf course for someone who was buying there. Maybe they thought I was an estate agent or something. Anyway, no harm done and as you say, good to see that security are doing the job they are employed to do.
