Planning permit

I have just spoken to a member of staff in the builders UK office.

28th May elections, so only after then would the application go in.

He said nothing would be moving till then.

Does anyone know why my agent,Foxtons,has washed its hands of this developement.It seems that they are fed up with the delays,and perhaps think the developement will never get underway.Because of this I've got the necessary forms for getting my £2.000 back.

I had an upbeat email from Foxtons about the price increase etc, but in next para asking me whether i was interested in another development - probably just a good sales tactic......or the sceptic in me says, "if im fed up of waiting, how about this other dev".  The increase in price and deposit is more about keeping people like us to hang in there ie you have made a good investment cause prices are going up?!

Having said all that i will be hanging in there as it is such a great site and surrounding area!

It may be that Foxtons are lukewarm about the development because Llanera are marketing properties directly through their own company, BlueSunWorld, based in the ground floor of tLlanera's UK offices in Maidstone.. All I know is that when I requested details through tFoxtons they failed to come up with the goods.It was only when I visited BluSunWorldthat I discovered their connection with the developer and had no hesitation in making my reservation through them.

Like others who have posted comments elsewhere, I believe it will be worth the wait

Does anyone know whether they have completed the show home on another one of the developers sites yet?

When we visited in March the sales office told us that LLanera were developing other sites in s spain and the interiors & lay out would be the same?

As I said before I'm out there next week, I should be at the builders on Tuesday and on site the next day, my estate agent is still up beat, even to a fualt that they are paying 2 of the weeks accomodation for my 3 week holiday, so there must be still something ongoing, i will try and put something up from a internat cafe next week

We are thinking of buying within this development and have read all your very informative blogs (many thanks) but are unsure whether to proceed as we are very reluctant when they do not seem to have planning permissions in place.  (We almost fell foul with a developer in Calabria who didnt have planning in place and when he finally got it, it was for a holiday complex/hotel and not residential)  we were lucky we pulled out at the early stages last year but we have friends who are now fighting to get their 40% deposit back!  So we are now very worried about buying abroad - anywhere!

We are only wanting to buy a small one bed apartment, but wondered if it is worth our while investing in something that doesnt seem to have an end date for completion?

 We are VERY new to all this so please over look any 'obvious' questions i may ask.

We cant get out til Jan 08 to view the area - will it be too late then??  Have many of you reserved a property without seeing the area first??

And can i ask why you all think it is still a good buy when you dont have an completion date for the development and are we mad for wanting to buy a wee place out there???  (Please be kind!)  and what makes it better than other developments in the area?

We have based our decision to invest in the development on the pedigree of the developer, Llanera. Their own website gives information on the scale of their operations. In view of your worries you may also find it helpful to vistit their UK offices in Maidstone, if you haven't already done so. Thdey have a sales office there under the name Blue Sun World.

Doesn't it worry you that they do not have the correct planning permissions?  I take it you have seen other developmenst by this developer?

I see your problem!

I believe that this is the first major leisure project for Llanera but they have a large portfolio of Spanish proprty development and my undertanding is that the bulk of reservations has been taken up by Spaniards, which was part of the appeal to us. I came accross them through their sponsorship of Charlton Athletic Footbal Club (they also sponsor London Irish rugby club). I think this is more down to their expansion plans in the UK than selling Spanish property to the Brits but I  believe they are heavily involved with Valencia Football Club  as well as other sports in Spain. They are strong on community involvement hence their tie in with Charlton who have a stong record in that respect. The development will include sports academies etc.

They have the equivalent to outline planning consent so I have no concerns on that front. It is not suprising that the next stage is taking time in view of the nature of the site and its location. It is my view that it is in evryones interest to see it developed sensitively, I don't expect to get the keys until 2010 at the earliest but then this is a time frame that happens to suit us.

I have just returned back from Spain, The site is the same but there are some movers at the builders show place where the small modles are, they look to be building show modles of internals, and my agent SDP is very upbeat on the the status of the Planning liecence and is still expecting contracts and deposits being needed in 1st to 2nd quarters 2008, and that some site work will start early next year.

On the reservation contract the builder does show the latest date for possible building liecence approval, but I'm in now and I feel great abouty the deal I have and I expect to be in at the latest early 2010.

No photoes to put up realy, but I to recieved confirmation on Deposits going up and a price increase of 10%.

Lets all be posative and I agree it would be better if LLanera sorted out the Web site with a news Up date section just for regular updates thats all.

many thanks for this info but i'm too much of a scaredy cat after the fiasco in Italy last year!  we have now put down a deposit for a 2 bed duplex apartment in Dimim, Turkey for half the price of these in Spain.  Apartment will  be ready next year and we can start using it and renting it out and (hopefully) watch as the property prices rise???

I have nothing to lose, I'm in work for a few years yet and I'm not in it for renting it out it will be my home, and I feel the distance by air is enough for me.

Good look in Turkey, I hope it is a special area as you can see in areas of spain, there are lots of apartments empty and renting can be hard.

My Brother is moveing over to San Cayitano next moth for good so I will get some regular up dates from him

Hi Everyone. I have just seen a report on http://charlton.blogspot.com that the Financial Times has a piece on Llanera saying they are in financial dificulties and seeking refinancing. Not necessarily a cause for alarm but thought you should all be aware.

So, in the event of the worst happening have we lost our reservations fees or are they held under an escrow arrangement?

Ive emailed my solicitors in Spain to get on the case!

I've also emailed my agency to get some advice, lets not jump before we get all the info, restrutureing debt happens a lot in big buisness, I know it looks bad but wait and see,

 get advice from your solicitors or agents, judge on that what your next move is I now the deposit contract does not allways give a way out but the projects ongoing and you need to get the right advise, I will post any info I can as soon as I hear anything.
